I have had so many problems with this company, I've been requesting a payoff amount so I can payoff my mortgage. First of all they will charge you $30 in order to get this, and then when you do receive it and send this amount in you'll receive yet another invoice showing you still owe on the note. I've been through this 3 times now, and each time I get a rep on the phone they pretend to care and then to tell me I can get another payoff for another $30, receive another invoice with yet a balance still open on the account.
Do not do business with this company, they are all crooks and are so very evasive that I cannot get a straight answer form them.

    You may want to work through an attorney
    Since your home is practically paid off, it sounds like you're paying them final pay-offs that then increase due to interest accumulated from the delay until they receive the payment, or maybe they're not posting the payment timely, or otherwise mismanaging the accounting.
    They're showing a history of complaints of problems in routine loan servicing, that looks like "incompetence", but also might be along the lines of another "Fairbanks Capital", "enhancing profits through bumbling".
    You might want to wind up this mortgage with the assistance of a real estate attorney, familiar with federal and state laws, and more likely to be taken credibly.  You want the loan closed out, and the lien removed, and just throwing money at them appears to just encourage them to ask for more money.
