This is more of a reply to folks out there looking to work from home like
myself ! This company called GMI Enterprises LLC out of Portland Oregon
sells a seemingly honest business opportunity which includes a business manual from them for $69.00 yes this all above board for the information age and free enterprise...but what they don't make clear or provide up to date information is that you must buy lists from HUD/FHA through a third party...hint,hint,hint and they cost from as little as $20.00 to download this list for like the state of De. to several hundred bucks for big lists
of big states...the real scam here is not so much GMI....but HUD/FHA who markets the same list over and over....all in the name of good healthy competition, have drawn many people into a never ending cycle of trying to
navigate their way through the Government maze called HUD/FHA....if the TRUTH be known the ones getting wealthy from this is the Government...A third party mortgage refund processor generally gets 25% of the refund amount but with this economy now folks are looking for way to file on their
own...but most don't know they need a case # in order to file !! Which comes on the list you buy from HUD/FHA. As for the Manual GMI sends you, it should be that consumer advocates some how force GMI to update this manual which all current contact info address and phone for support in filing a refund request with HUD/FHA.

It is basically a scam to make money on selling "manuals".

If this was so profitable, they would be making their money on doing it themselves, not selling "manuals" to desperate people.

BBB opened a file on them in March 2009.  Already rated "F".

Although they do not yet show a history of complaints, they have already classified it as a "work at home scheme" and rated them an "F" as a warning, so they must have had consumer complaints, which may still be within the BBB response time.  You could call BBB.

Although BBB has this company located in Wyoming, company name is similar to a company that had been located in Oregon running a similar scheme for a number of years.

    Work At Home Offers

This company operates what is called a Work-at-Home scheme. Most Work-at-Home advertising makes claims such as "make money stuffing envelopes, watching TV, making jewelry or crafts."

They may promise that you can earn hundreds, even thousands of dollars every week, full or part-time, in the comfort of your own home.

In addition to the fact there is little or no demand for most of these work-at-home activities, BBB has determined most, if not all, of the claims of earnings are highly exaggerated. Not one of the many companies BBB has investigated in the past could substantiate earnings claims. It is important to know that almost all Work-at-Home schemes end up with complaints, even though they may have none when they first start. Eventually, they usually go out of business or face government action.

Most, if not all, of these companies require you to pay an up-front fee to them in order to participate in their program. The BBB advises that money-back guarantees often offered by Work-at-Home companies usually contain so many restrictions that consumers rarely get their money back.

The promoter may claim that it is all "legitimate" or "approved by the Post Office." It's not! Postal Inspectors investigate and prosecute people involved in these promotions and you could find yourself the subject of criminal action for mail fraud.

WHERE TO COMPLAIN: If you have already bought into a program you believe may not be legitimate, take these steps:

First, contact the company and ask for your money back.

File a complaint with BBB in the area where the company is located. Even if the company refuses to resolve your complaint, a number of complaints against the same company may help other callers to avoid the scheme.

Complain to the Federal Trade Commission. Although the FTC will not help resolve individual disputes, it will take action if a pattern of deceptive or unfair practices becomes evident.

It's not so much the fact that GMI sells a manual, but that they claim that
HUD/FHA has a third party mortgage refund processor program ! When in fact
HUD/FHA web site states it has no Third Party Mortgage refund Program and if you actually file a claim on a client's behalf HUD/FHA will not give you any information on progress of claim, and states only claimant can retrive infomation !! So you are left out in left field with glove to play their ball game...That is the facts on GMI, Inc.LLC and Third Party Mortgage Refund Processor Program...It makes GMI a bunch of $$$ and HUD/FHA
even more selling those list OVER and OVER. It should be criminal on the Government's part to get away with taking folks hard earned money for a list to get a CASE number when a Third Party Program does not exsists !!

November 4, 2010.  I bought a manual from GMI Enterprises, Portland, Oregon. The saleslady said that she was using the list she bought from Smarttools, and that she made so much money that, they asked to come into the office to work.  I paid $69.00 for the manual and $30 for the list of about 7,500 names. 28 names to a page with over 270 pages.  In the first 50 pages, I located 98 names within the state of Idaho that had servicing mortgagee number of 99998, and date of 6/14/07.  I thought I woulod be safe in finding someone who may know the person if I kept it as close to the current date.  I took five names within 50 miles of my house and drove to find out this was a scam and was very suprised to find out that (1)the lady bought the home 30 years ago.  (2) the man died 25 years ago, (3) This is the second owner of the house, and he has lived their eight years. (4) the house is vacant and on the market.  According to the police, the family moved many years ago.  (5) the owner died 22 years ago and the house has been resold twice.  If I would have spent the money that was required to find these people, I would have spent several hundres of dollars, and the only people who would have got rich is the post office and GMI and smart tools.  I have tried several times to call them and they state that their staff is very busy and I shoul try their website.  The problem is  I can't find their website. my number is 208-293-5061. call me.
THIS IS THE BIGGEST SCAM YET.  I FEEL THEY SHOULD BE PUT OUT OF BUSINESS.  ANYONE WHO HAS LOST MONEY WITH THIS SCAM SHOULD GET TOGETHER AND FORM A CLASS ACTION SUIT AGAINST THIS COMPANY. I RECEIVED ANOTHER CARD FROM THEM.

I have called every phone # that I useded to purchace the manual...# seems "out of order".   They used to have an automated service with a web page to request a refund...U will never, ever get a reply from their either, and they keep changing the web address.  Seems Soo ligitimate, but is the worst of the worst....I Really put hours, weeks, moths into this. But , truth is...because of this and many other SCAMS, if U sent out the letters to the Home Owners...either they don't trust U, or they just do the refund process themselves.

ive read allmost all of the comments and came to a conclusion you all are just mad because you didnt make the money your mind let you believe you were going too make. or you got a crazy idea you were going too be rich in just a few days. i admit there are alot of scams out there. but if you want too stayaway from them do some research, before you buy anything. i am currantly researching the hud and fha third party processor. and i found i can get the listings for free, and down load them too my pc. and i found free soft ware too de code the listings. as you know they do not tell you how too read them or find the people. it costs you 7 dallars too find people for one month. if you cant make enough money by then your not thinking the right way, and you should just get a job or keep the job you have.
