Do not...I repeat...do NOT buy a Bluegreen timeshare under any conditions. No matter how sweet it may sound, it is a rip-off. My wife and I bought one, and we are in a continual state of regret about it. It is virtually impossible to sell (the same amount of points we bought for $10,000 are selling for about $3,000 online), plus we have yearly fees of about $700 that must be paid for us to even be able to keep using it.

Here are some of the things you may not hear while you're in a Bluegreen presentation... we didn't:

-each year you will have to pay both "maintenance fees" and "club dues," which for us amount to over $700. If you don't pay, you can't use any of your points at all until you do pay.

-many of the resorts they tell you about can only be booked in 7-day increments, which means you'll take that trip and no others for two years because you'll use up all your points on that single trip.

-we just found this one out... if you don't have the points, you can't book a trip... for example, we get 12,000 new points in July, so I called to book something in August. Well, I can't do that until I "have the points." Of course, by the time the points actually show up, all the places will be booked for the summer. We're all paid up on maintenance fees and club dues, so we will definitely get the points, but too bad... we have to wait. The person on the phone even sympathized with me and said he understood what I was saying, but too bad.

-they say they will help you rent your timeshare, but this is a joke. Your timeshare will never rent for anything near what you need to maintain the fees on it, much less pay it off.

-take a look at this web site to see what points are actually worth if you buy them on eBay: http://popular.ebay.com/ns/Real-Estate/Bluegreen.html If you really desperately want Bluegreen points, don't buy them from Bluegreen.

-they tell you that you can book things just a day or two in advance, but this is almost never possible in real life. Things are booked up months in advance.

Owning a Bluegreen timeshare is like a weight that you have to drag around with you for the rest of your life. There are many places that will rent timeshares if you like that kind of thing, and you can usually get them fairly cheap and without any obligation for the future. When I imagine paying $700 a year for the rest of my life, it feels amazingly scary. Don't do it. You're locking yourself into something that will never end when there is absolutely no need to do so.

They give you the free trip, then take advantage of how little you've researched timeshares when you're in the presentation. They tell you this price can only be offered this one time, and that you can't take another trip. It's all cheap sales techniques, and they wouldn't be necessary if it were something people really benefited from.

We even looked on the internet during our sales presentation... if only I had come across a letter like this, we probably wouldn't have bought, and we'd be much better off. At least take a few days to think about it. If they can't give you that long to think, they're tricking you anyway.

Buying a Bluegreen timeshare is a terrible decision. They, like many salespeople, will tell you whatever you want to hear to get you to buy, knowing that they will not personally be accountable for any misrepresentations of the truth later on.

One thing they promised us is that we could rent our timeshare. Now they've done away with that aspect as well, so you either use it, keep paying about $700 in fees each year along with whatever you paid originally, or you just lose the points. Every letter we receive is something else they're taking away from us.

The most recent thing that happened was that we had tried to rent ours out for 10,000 points (most of our points) before they decided to stop letting people do that. So I called today, 10 days in advance, to check and make sure it was rented, since this is the cut-off for when I can cancel without losing points. So the guy on the phone told me that yes, it is rented. And I asked, "Well, what happens if the people cancel sometime in the next 10 days?" He said, "We don't have any control over that, sir." And I said, "I understand that, but I don't either. So what happens to my points if they cancel?" And he said, "Well, you lose those points."

So some renter I don't even know can decide to back out at the last minute, and I lose 10,000 points and don't get to travel or make any money from my timeshare for 2 years! That seems fair...

Everything Bluegreen does seems to be a way to get themselves more money and screw over their "valued customers."

And Bluegreen, if you're reading this, don't bother calling me trying to get me to revoke the complaint... we're trying to sell our timeshare as quickly as we can and hopefully never have any interaction with you for as long as we live.

BG timeshare is like a cancer - it kills your wallet slowly but surely. Their agressive sales technik makes you believe that they are offering you a good deal to manage your vacations, but do not tell you all the truth.
These are the main factors why you do not have to buy from them.
    1. You can not use your points as you wish and they expire (think about uncashed check expiring). You can not use your points from last year to this year peak times (vacation times) and they expire within 12 months.
    2. Interest rates you pay on the mortgage is so high like a credit car (for 12000 points you pay about 2000 dollars, with this iterest expense you have an all inclusive vacation in a 5 start hotel in any resort area.
    3. There are a club dues (about 150) and maintainance fee (about 800) every year - again this alone does not warrant a timeshare with Bluegree.

Lastly, do not be fooled by their offers, free points, $ 100 check, free nights etc...these are all skims to lure the unsuspecting prey.

Take My Words - This is not something you have to do!!!! You will regret it. If you hear/read anything different - that can only come from BG associates and their stake holders.

I am currently a Bluegreen owner and I HATE IT!!!  I can never booked when and where I want.  I purchased Bluegreen around $24,000.00 almost 2 years ago, my blance is around $23,000.00 and I pay almost $400.00 a month and only around $100.00 is going towards my principle.  The representative told me I would be finish paying this off in 4 years but it's actually going to take 10 years.  They forgot to tell me they charge a monthly and daily finance charge.  Can someone tell me what will happened if I stop paying on this peace of Crap?  Is there any lawsuits out there?  PLease contact me at tuecross@aol.com for any information.

My wife and I went to their "2 hour, no pressure" sales pitch recently. Three and a half hours later I've got two sales reps tag teaming me trying to push me into buying and acting like I was crazy not to be taking their "sweet deal." When they saw I wasn't gonna bite they started in on my wife and implied that I was holding her back from enjoying life. We finally just got up and walked out with the two of them following us and still trying to make the sale the whole way out.  These guys are total scumbags as far as I'm concerned. I wont be buying from their sponsors either.

What is the best way to sell our BlueGreen ownership membership? How much $$$ should be expected?

    Your help is appreciated.

We also have 12,000 points  every other year and use them on odd years.
It is ok just the fee is about $500.00 every yr., so we really buy our vacation every yr.

I agree with you... We are a member of BG for 2 years now and we're glad we have it,. All those places that we visited are just awesome and customer service are great. All I can say is , I don't think they are scamming people because everything are written on the contract, It's just up to you to read each page and make sure you understand before you sign anything. Feel bad for this company that are just doing their business and people are going to do everything to bring them down. So sad.

My husband and I bought into this, and we love it.  The bottom line on all timeshares is it does take planning, but you would do that & spend 2x or more the money on your own or going through your own travel agent.  As with any large purchase, you should always do your research and find out the pros / cons and fit it into your own personal lifestyle.  The begruntled people out here are prob the ones that didn't have good enough credit to get approved for anything other than their "special" pkg, which means you didn't get what you wanted or what fit your lifestyle and how you will actually be using it.

You will be defaulting on a legal loan you signed and authorized - good luck getting that off your credit!  And my 8 year old can do the math and figure that 400 a month will not pay off a debt of $24,000.00 over 4 years!  This loan is like all other loans or credit cards = debt for life that is the problem in our America, people like you think its all fun and games and don't take ownership or use your brain to figure for yourselves!

these are far from 5 star hotels.  10,000.00 plus yearly maintenance and club fees are not cheaper than a 5 star hotel!

What happens to your timeshare when you don't want it or can't use it anymore. They're almost impossible to sell. The maintenance fees you pay will be passed to your heirs when you die. Did you know that?

I am also glad I am a memeber I do appriciate the advice about the yahoo group , I will definitly use it, yes some times it is hard to get a place where you want it, But it is also nice knowing when you do... you have a nice place to go to, I actually just went on another presentation with another company  to get a vac because "I" didnt book one  in advance, so I  thought ok, I know what they are I am not going to cave because I already have a time share,  well I couldn't believe the resort they put us up in....  granted it wasn't the worst!  But it was NOT the best either...And it was DEFINITLY NOT AS NICE AS BLUE GREENS!!!! It is what it is,  the better you make of it the better vacation trips you can have , Quality time with family and frtiends.  I am a four year memeber, and enjoy it very much.

My Story is somewhat similar in the sense that my wife and I sat through the high pressure presentations just to get the freebies. After all, we were already on vacation and enjoying it quite nicely. And the complaints are true, it's never JUST 90 minutes; they harassed us for over 2 hours and we were constantly saying no. In the end, we purchased the $1,000 starter to try it out. We never got to use it, but fortunately, we only spent about $200 towards it before we decided to cancel it altogether. Just recently, we purchased 2 BG properties; one for $1 + $379 in closing and membership fees and another fixed week property for $1.25, both on Ebay. We didn't believe that it was only going to cost $1.25 so we did our research and true enough, the seller paid the closing cost, MF and membership dues for the year and the deed was clear. Our MF are not unreasonable and we now have a a total of 14k points. Based on what I've read, and I've read all of the posts here, we're going to try to plan as far in advance as we can to try to get some enjoyment out of BG. We were fortunate enough to not have spent 5 years worth of hard earned money to get here, so hopefully, the MF won't drive us into the ground. We will keep you posted on our experience. Believe me, if it's as bad as some that I've read, we'll be right back here posting along with everyone else. I truly hope that those of you that are trying to dump BG, are successful. They do LIE and they are not in it for our enjoyment; they are here to make money and right now, they are sucking at it. It's sad that they have to make the owners miserable because their bottom line is failing. I wish you all the best and hope that you all get some kind of resolution with your individual scenarios. None of us joined to be treated like crap, we all joined because we were sold a dream of making our families happy with vacations and BG has definitely failed miserably at what they promised.

Thanks everyone for your input, hopefully more people will come here before purchasing BG, to at least know what their potentially in for.

This timeshare company does not work mathamatically.  Let me explain I have 9000 annual point with a cost of about 600 in total yearly fees.  I want to take a cruise and it cost 894 dollars on expedia.  When i try to book the cruise they say if i trade all my points i will get 360.00 off the cruise.  HAha  so if i do any cruises i automatically lose 240.00 per year.  As far as hotels I get about one week per year depending on the season.  So if i book a week hotel a year in advance i still pay 600 bucks in fees.  I can go on expedia all day and get a 4-5 star hotel for 600-800 per week. Last point  i own a 500,000 hours right now in the D.C. area the 1br timeshare is worth about half that.  So when you mulitiply 600.00 x 52 weeks in a year you get about 31,200.  Now what person in the world spends 31,200 per year on maintainces for a 250,000-300,000 condo.  Think logically if you bought a condo for 300,000 bucks and took a loan your payment would be about 2000 per month or 24,000 per year.  So you are buying this stupid property over and over.
