do not buy a timeshare from Bluegreen

Do not...I repeat...do NOT buy a Bluegreen timeshare under any conditions. No matter how sweet it may sound, it is a rip-off. My wife and I bought one, and we are in a continual state of regret about it. It is virtually impossible to sell (the same amount of points we bought for $10,000 are selling for about $3,000 online), plus we have yearly fees of about $700 that must be paid for us to even be able to keep using it.

Here are some of the things you may not hear while you're in a Bluegreen presentation... we didn't:

-each year you will have to pay both "maintenance fees" and "club dues," which for us amount to over $700. If you don't pay, you can't use any of your points at all until you do pay.

-many of the resorts they tell you about can only be booked in 7-day increments, which means you'll take that trip and no others for two years because you'll use up all your points on that single trip.

-we just found this one out... if you don't have the points, you can't book a trip... for example, we get 12,000 new points in July, so I called to book something in August. Well, I can't do that until I "have the points." Of course, by the time the points actually show up, all the places will be booked for the summer. We're all paid up on maintenance fees and club dues, so we will definitely get the points, but too bad... we have to wait. The person on the phone even sympathized with me and said he understood what I was saying, but too bad.

-they say they will help you rent your timeshare, but this is a joke. Your timeshare will never rent for anything near what you need to maintain the fees on it, much less pay it off.

-take a look at this web site to see what points are actually worth if you buy them on eBay: http://popular.ebay.com/ns/Real-Estate/Bluegreen.html If you really desperately want Bluegreen points, don't buy them from Bluegreen.

-they tell you that you can book things just a day or two in advance, but this is almost never possible in real life. Things are booked up months in advance.

Owning a Bluegreen timeshare is like a weight that you have to drag around with you for the rest of your life. There are many places that will rent timeshares if you like that kind of thing, and you can usually get them fairly cheap and without any obligation for the future. When I imagine paying $700 a year for the rest of my life, it feels amazingly scary. Don't do it. You're locking yourself into something that will never end when there is absolutely no need to do so.

They give you the free trip, then take advantage of how little you've researched timeshares when you're in the presentation. They tell you this price can only be offered this one time, and that you can't take another trip. It's all cheap sales techniques, and they wouldn't be necessary if it were something people really benefited from.

We even looked on the internet during our sales presentation... if only I had come across a letter like this, we probably wouldn't have bought, and we'd be much better off. At least take a few days to think about it. If they can't give you that long to think, they're tricking you anyway.

Buying a Bluegreen timeshare is a terrible decision. They, like many salespeople, will tell you whatever you want to hear to get you to buy, knowing that they will not personally be accountable for any misrepresentations of the truth later on.

One thing they promised us is that we could rent our timeshare. Now they've done away with that aspect as well, so you either use it, keep paying about $700 in fees each year along with whatever you paid originally, or you just lose the points. Every letter we receive is something else they're taking away from us.

The most recent thing that happened was that we had tried to rent ours out for 10,000 points (most of our points) before they decided to stop letting people do that. So I called today, 10 days in advance, to check and make sure it was rented, since this is the cut-off for when I can cancel without losing points. So the guy on the phone told me that yes, it is rented. And I asked, "Well, what happens if the people cancel sometime in the next 10 days?" He said, "We don't have any control over that, sir." And I said, "I understand that, but I don't either. So what happens to my points if they cancel?" And he said, "Well, you lose those points."

So some renter I don't even know can decide to back out at the last minute, and I lose 10,000 points and don't get to travel or make any money from my timeshare for 2 years! That seems fair...

Everything Bluegreen does seems to be a way to get themselves more money and screw over their "valued customers."

And Bluegreen, if you're reading this, don't bother calling me trying to get me to revoke the complaint... we're trying to sell our timeshare as quickly as we can and hopefully never have any interaction with you for as long as we live.

You dont know how to use what you bought and sorry to have to tell you that all timeshares pay MF who do u think maintains the resorts.
Anyone with anything up top knows that it is not a $investment but a vacation investment.
Stop moaning and get your fat butt into action and enjoy what you have.
You are wrong about the 7 day booking most can be booked for 2 days or more and Lyn the one in Charleston you can book for one day
You are also wrong about points you have always been able to borrow your next years points as long as the MF are paid in full
If you want to rent it to someone do it yourself and again get of your butt
I have to say that a lot you have written in your "complaint" is a load of bull the real truth is that yYOU signed the contract You said and sign that YOU understood what you were buying and now you want to blaim someone else
we have had 2 weeks vaction this year already with 2 weeks still to take in a few weeks
and since they have now changed what we get for being gold we will have a free week to take as well
so stop moaning and start enjoying

We too bought the Sampler package from Club 36 in Vegas in Oct. We only paid $695 for the 9000 points then when u book u have to pay another $100 deposit that is non refundable.. So I guess we made out better then u and we did get the reservations we wanted. We go back to Club 36 next Wed. It is a wonderful Condo/Hotel but I would never buy into this for a life time. The fee's are always going up and I am sorry this is not my idea of how I want to spend my retirement...
I feel for u so I hope u can either use the points or get your money which u probably wont get.. Good luck

We bought a 2 year Sampler for $500, 12,000 points. We haven't had any issues. Went to Virginia for a week, South Carolina for 3 days, and have a weekend planned for Savannah soon. And still have 4,000 points left for our first year. We have had to put down a $50 refundable deposit, but no issues. Loving it!!

We also bought a Sampler Package from Bluegreen Resorts on Jan. 2, 2011 and just wrapped up our last trip to several resorts. The resorts we have stayed at are: twice at The Fountains, once at Mountain Loft, once at World Golf Village and and once at Shore Crest Villas. We purchased 12,000 points per year for 2 years and have a lifetime of memories at all of those locations.  We have 2 kids and plenty of attractions are near those locations that kept us busy  I have nothing but great things to say about the Bluegreen experience.

I belong to a facebook of people who have complianed to everyone but Santa Clause and the Easter Bunny, but no attorney will take the case. In 2010, the AG in Penn. did win a class-action, but it was based on their state laws. They found loop hole in that BG called people who were on the no-call list; after these hard working people found out that it was a rip-off, their AG did them justice.
We have sent letters of complaints to FTC;  AG in three states, including Florida where BG is home based-but no one could or has tried to assist. BG pays billions in taxes, and, therefore I believe we will never get help from any Government agency.
Be very careful of on-line re-sale companies; BG owns some of them under differeny names and Florida is investigating them for taking peoples' money and then not selling the time share. This year as my wife and I returned from vacation in Florida, I did not see one billboard with a phone number for selling your time share. I think it's probably because BG owned them and they were under investigation. I hope you find someone to help you; I feel your pain.

we was offered the year sample package, it sounded good until I asked how many points it would take to stay at the resorts.  I guess that wasn't a fair question as the head person took the point book away from me and said sign here for your gifts you are not going to buy anything and walked away.  They told us that it cost them 4 to 5 hundred dollars to bring us here.  We paid 500.00 for the honors of spending 3 hours with them

Owner knows what he is talking about, you have to know how it works, they told you, and you can call and a specialist will help you, you can get your points early to book next years trip, you can rent it on your own and charge the cancellation fee and keep your points if canceled right before checkin.  Some resorts are very popular, and some are not we have not had a bad time at any of them, but for 700 a year in maint fees you will not find other rooms or motels as nice as that price.

I've owned Bluegreen ownership since 1998 and it's the best money I've ever spent.  But you have to know how to use it.  Had I not bought my original ownership I would have spent the last 14 years taking 1 or 2 vacations a year and staying in hotels the likes of a Comfort Inn.   Instead I've taken many vacations a year with friends and family.  I've made memories that are priceless.  I've continued to buy more and more BG because once you learn the rules it does become an addiction.  But you have to know how to buy resale, and how to prepay maint fees and how to book the reservations you want early.  That is true of all timeshares.  Bluegreen is better than most of the others and much better about not charging lots of extra fees.
However for the owner with less than 12000 annual points who does not know how to take advantage of the ownership is is something that does not work.  I don't like the high pressure sales feature but BG is far more reputable than most other timeshare networks.   I do not work for Bluegreen.  Never have, never will.  It's too much fun just using my points

Fee and Club Dues bill that is due by November nearly $400.  Regrets, you bet.  You indicated you know how to use the points.  Help

And a "huge money pit" its a annual maintenance fee and club fee that you were aware of before you chose to purchase.

Couldn't agree with you more and the fees have to go up to pay for the maintenance of the units and grounds. Most of the resorts have all been refurbished and are really lovely. I forgot to say last time that we stayed at Harbour Lights in Myrtle Beach last year 2012 and that convinced to buy into Bluegreen. We bought on e-bay and don't regret one minute of it. It takes time to figure out how to best use your time but when you do you can take a lot of vacations with 21,000 or so points. Also try to go during their off season if possible.
At least give them a try and if you want any advice to get the most of your points just ask us.

If you do a little homework, you'll find how easy it is to use the Bluegreen system.  We take 5 trips a year and have never had any problems.  If you pay your MF's in advance you can book your trip for August as you say.  Don't sign a contract if you don't fully understand.

You obviously were not party to a high pressure sale, nor have you experienced the problems that hundreds of other owners have experienced. But before you condemn someone for complaining about bad experiences, check out the statistics.  4 out of every 5 people who buy into Bluegreen have nothing good to say about the experience.  Their loan practices are shady, their sales personnel are unscrupulous, and many of them just don't tell the truth.  You were one of the lucky ones.  Be glad about it.  But don't downplay the rest of us who have been screwed big time by Bluegreen.  I would say in a heartbeat to anyone who asked me, unless you have money you're prepared to throw away for nothing, DO NOT SIGN WITH BLUEGREEN.  It's like anything else.  In order to provide the gold owners with great service and no problems, they have to screw a lot of little people and steal from poor people who can't afford the lawyers to fight them.

We too have 20,000 every other year and our MF were $1450.00 this year.  Just last weekend we went through an "owner update", at least that is what they call it.  I have been through plenty of these and we listen to their sales pitch, ask a few questions trying to better use our points and leave.  This time they talked over us, pushing their new Flex Plan, which is nothing more than trying to get us to spend another 20K with them so that we can have what we already have that is now basically worth nothing.

One thing I found out that most of owners I bet do not realize is that this debt that we pay monthly along with our yearly MF will be passed onto our children when we die.  They tell you that you can pass it on in their little sales pitch, but what they don't tell you is that you are not only weighing yourself down for 20 years or so but that you are also making that decision for your heirs.  No ifs, ands, or buts about it.  I checked, it's legal and there is little to nothing you can do about it.  We are going to consult a lawyer and if it is try then we are going to change our will and make sure the BlueGreen goes to the NAACP.

Scarlett:  I've 8,000 biennial points and maintenance fees this year are $761 and you pay them EVERY year.  So that works out to 19.025 cents per point.  Sorry to disrupt your beautiful picture, but since you were a teacher you should know you need to do thorough research before using an inclusive term like "everyone's".

Should anyone like to purchase my points, I would love to sell them.  I'd like to get what I owe in back maintenance fees if that's possible.  Purchase has been paid in full for at least 7-8 years, so there is no mortgage.  I lost my job and paying the mortgage on my house is a far greater priority right now than paying maintenance fees.  For me, this has been the worst financial decision I have ever made even before I lost my job.  You can email me at dblors@centurytel.net or call or text my business cell 920-203-8660 during reasonable hours (Central time zone).

I am not sure why you haven't been able to get into the Fountains in 3 years. We were just there in March of this year. I called and made the reservation over the phone, didn't wait list or anything, We were even able to get bonus time to ad an extra 2 days to our stay a month before our trip. I am not sure what you would be able to sue Bluegreen for, when you signed the contract, it was recorded, and they go over everything you are signing, and ask that you understand what you are signing. I do not work for Bluegreen, I am a happy owner, and know many other happy owners, including family members who have been owners since before it was Bluegreen. I would suggest if you have issues, go to the yahoo Bluegreen group page, there are tons of other owners who would be glad to share tips and help out with learning how to use your Bluegreen points to their fullest. I wish you all the best!

Not to sure as what you mean you do not have enough points in your plan to stay there. You must have stayed at another resort and used them there and now do not have enough points left this year to stay at the Fountains. I just find it hard to believe in 3 years you could find not one opening at the Fountains. I went in April and tried to stay in a hotel the first three days before checking to the Fountains. I could not do it so I went to the Fountains and asked if they had any bounus time and got in with bonus time for the 3 days before my reservation. Maybe you are not a Bluegreen Owner and do not know what you are talking about.

I have been in the industry for 18yrs and most 95% of these complaints are false and smells like broke people who bought something they can`t afford to use and blame that on everything else. I have been reading all replies that have been left about blue green. My husband and I have been owners for almost for yrs now. We have never had a problem. Our sales rep that we had explained everything to us, there was no pressure to buy at the end. We decided it would be a good investment for our future vacation . We were explained the point system, we looked into the huge book of blue green vacation spots and we figured out how many vacations we wanted to take a yr and that is how many points we bought. There was nothing shady about the sale, it's like having a car payment every month until it is payed off. And of course you can sell it at anytime. And obviously if you try and sell it on eBay or something you are not going to get what you paid for. And everyone knows with a time share comes maintenance fees. I think a lot of ppl went into this blind and maybe did not have a good sales person. Personally, we bought ours in Aruba and the entire presentation took 8 hours. There wasn't one thing that wasn't covered nor one question that didn't have an answer. But I am sorry for everyone that is having troubles . Good luck

Are you interested in purchasing points? I have 4,000 annually and my mortgage balance is approx. $7500. My current annual maintenance fees are $650. I enjoy Bluegreen and have no complaints. We've taken a few great vacations, but some life changes have happened and at this point, I need to get out of this, if possible. If anyone has suggestions, I would appreciate any help! shannonsilcox@ymail.com

You don't understand the system or you would know that points are not set for a specific time . I have been a Blue green owner for years and enjoy several vacations a year, all over. My family also uses the points to vacation frequently. Maby the people that are complaining  don't understand the point system. I have found that Bluegreen encourages us to take vacations . I have all my points at Big Cedar and vaca there all year round.

I just attended a presentation; it felt like being at a car dealership with the good guy n the bad guy scenario. One gave you the price to select and the other making offers to entice you to buy. Here's the offer; 10k for 8,000 points every two years! That's right 4000 per year...lol. Lucky for me I was paying attention n laughed to myself. We got to this point because I was saying no to all the packages, now understand I owned a timeshare for 20+ years n the worst part is seeing the fees go up n availability. Bottom line is you need a lot of points to enjoy the selections n if you have the money n want to pre-pay for your vacations n be locked into a maintenance fee so be it. But if you have a lot of money why bother! They sell the dream but if you say yes it will be your nightmare! BTW. My two sales people were good guys doing their jobs, but being in marketing for 25+ years I knew how to say no n thanks for their time.

I have a timeshare here.  When I bought mine from Bluegreen I was able to always get a Log Cabin in the Missouri resort.  Now they are all booked by a new class of people they started letting book several months before I am able to that buy a lot of points. Even when I go online the first available day I can book at 12:01 am there are only a few available.  Bluegreen is a huge scam and the salespeople are crooks.  Also they now have a pool at my resort available only for the elite that stay at a certain cabin, but the people there can use any other pool in the entire resort.  I think the oversell their resorts and should be investigated.  My sister owns Wyndham and is always able to get a room at any resort she wants with a little notice.

You are right about what you are saying about platinum owners having a priority. You are also correct about the 3000 building pool, which I feel is not a fair policy. That being said, I belong to groups with happy Bluegreen owners who love staying at the resorts. I know very little about Wyndham, but doubt she can always get what she wants when she wants it.

Why can't you be satisfied that there are those of us who are NOT happy with BG??  Why when I say I am not happy, everyone goes on the defensive?  Am I not allowed to feel the way I do?  I was conned, tortured and threatened into buying.  They used my kids against me and knew I would fold.  I hate Bluegreen. If I did not still owe money on the mortgage I would dump this on someone who is happy to have it.  I would be glad to sell it to anyone and I'll even pay the transfer fees.  I want out and nothing can make me feel any different.  I have a feeling you are the same Scarlett that is frequently on the Bluegreen facebook page talking up BG like it's awesome.  This would be the same one who also gets on the sites where we complain and gets mad when we are unhappy.  It doesn't matter what you say, if people are unhappy they are just that.  I'm by no means mad at you because you are elated to have it.

My advice to all the people that are happy, leave us alone.  We are allowed to be unhappy just as you are allowed to be happy about it.  Stop bashing us and we will stop pointing out the facts to you.

This is a very long review written for those researching time shares and specifically Bluegreen(BG).  I am writing this review because in my own research I have found very little objective information that helped me evaluate the BG timeshare opportunity. Before you waste your time reading it all let me make a few statements.  I do not work for BG, I do not own any time shares, I do not work in the vacation industry, I recently heard the timeshare pitch at a BG resort in VA.  If you have already formed an opinion about BG and Timeshares don’t waste time reading on. Please don’t feel compelled to write a response to tell me how much you disagree with me.  This is my opinion based on my experience.  I believe that every person is entitled to their own opinions.  I also believe that’s where “entitlement” should end.

In this review I will attempt to give some details that form an objective viewpoint rather than a red faced rant.  My hope is to give people trying to figure out if timeshares are a good idea for their family some real information to help them evaluate.
I am middle aged, married, and have one small child.  I purchased a promotional weekend almost a year ago with BG knowing it included a timeshare presentation.  I received 75% of the purchase of the weekend back in gift cards at a retailer that I shop at a lot, so this 2 night weekend cost me about $59 out of pocket.  We received a 3BR cabin that in my opinion was one of the nicest cabins I have ever stayed in.   The weekend was a win for me for celebrating 14 years of marriage regardless of the timeshare topic. (I’ve heard that at this resort these cabins are the nicest, so everybody may not get the same experience here).
My wife and I sat through the presentation with a very open mind.  For the first time in our lives we are financially in a position to invest in our entertainment future so we were very interested in hearing about existing opportunities. There was a 1 hour presentation from a pretty good communicator.  The presentation is a very “over-the-top” view of what BG can offer, and, of course it is all the good stuff with not much detail.  Remember, they are selling something.  After the presentation you get a consultant to answer your questions privately and explain pricing.  There are plenty of questions that you should ask that go well beyond “how much is it?”  People don’t like to read contracts and go through details, but as the saying goes, “the devil’s in the details”.  You simply can not skip over the details and expect to get any respect from others when it’s not going how you like it.  However, you have to be mentally disciplined to not jump to the most favorable conclusion.  If you haven’t learned it in life already then let me give some advice.  DON’T TAKE ANYONE’S WORD FOR ANYTHING. READ THE FINE PRINT.

The consultant and the financial guy that we dealt were very courteous.  I’m sure this is very dependent on who you get but at no time did I feel disrespected.  Some people complain about “high pressure” sales tactics.  I’m not sure what that means since normally no examples are given but I did not experience what I would consider “high pressure”.  In my opinion, pressure is very much what you allow it to be.  I suppose some would say that being told you have to make a decision right now, is high pressure.  That is only high pressure if you let it be.  If at anytime you don’t feel comfortable you simply say no thanks and it’s over.  Where is the pressure?  In our case, we listened to the whole thing, asked questions and discussed for about 1hr, and did not feel comfortable making a decision.  I told them that I am not an impulsive decision maker and if I had to make a decision right then that the answer was “no”.  I had one more day at the resort so I asked if I could think it over and get back to them the next day.  Obviously they don’t want this to be but then it’s up to them to turn down the opportunity to gain an owner.  They said yes.  We took this time to call some friends that we knew had timeshares with other companies and to evaluate the information that was presented.

Here’s the conclusion:  we decided that it was a “no” for us at this time.  It wasn’t BG and it wasn’t the timeshare concept.  I put the numbers into a spreadsheet.  This included the buy-in , the maintenance fees, the property taxes, etc.  I looked at the total cost over 10 years.  For the package we were looking at we could expect 5 vacations over 10 years paid for by points.  When it came down to it, we were going to pay $2,800 per vacation for lodging.  I do not think this is an astronomical figure, but it depends on how and where you currently vacation.   We do not normally spend that much on our vacations and didn’t think that we would for the next 10 years so it was an easy decision.
There are a number of other factors that you need to consider though.  Timeshare’s are good for life but be careful with this concept.  They have done some things to “lock” point values and  claim that it is “inflation proof”  I don’t personally think that is a concept that has much validity.  In today’s economic market I don’t know how anyone can claim that with certainty.  Conceptually it’s legit but in the real world I think that’s a tall order.  What if the resort sells all of its current holdings and adds new ones that were not in the pool when you signed up?  Locked rates won’t matter then.  This is very likely over at 10-20 year period.  Most businesses look at investments in that same time frame. (that’s just one example of what could happen) Can you pass this down to your kids?   Sure, but it might not be worth anything when you do it.  These are just some of the reasons we looked at a 10 year period.

During the 1 hour presentation we were told that BG knew that at least 50% of us would not sign up and that was just fine.  In our case, that was us and when we finally came to that answer the consultant shook my and hand and said “thanks for your time”.  What else can you ask for?  I walked away with some knowledge about timeshares, a basically free weekend getaway and an opportunity help some others in a similar situation.  Tell me where else you can do that by giving a few hours of your time.

If you're like my ex husband, when he bought a timeshare, he thought he could call up in May to book something in June !

Learn the system, don't just complain...and you get first dibs on wherever you are " deeded " up to 11 months in advance..

Hi Scarlett!  I will ask you the same thing I asked owner.

        What is a charter member?
How many points do I need for a vacation?
How much should I be paying for MF's?
What are the "secrets" to booking and getting the vacation spot I desire?
How can I rent my vacation and protect myself from cancellations?
How does RCI work with Bluegeen?
        How does Bonus Time work?
What are they talking about when they refer to this $189 fee??

Timeshares maybe right for me if I understood those things

        THANKS!!!!!!!!!!!!!

They are a rip off, fees go up every year, and they don't care. Money is all they care about.

Fees go up every year for EVERYTHING...and that is actually incorrect. I have owned since 2006 and the maintenance fees stayed the same two years in a row. 30 Bluegreen owners and I just got back from meeting in St. Augustine, and had a wonderful time..We love our Bluegreen..

I agree with the other dissatisfied owners. Bluegreen is a scam! The salespeople are high pressure and tell you how great it's going to be to vacation with your family in style, how easy it is to book online, etc., you can borrow points a year in advance to make reservations, etc.  But they sure don't tell you that it is impossible to get rid of if you change your mind and they'll try to sue you if you just want to let it go and don't pay the maintenance fees anymore. You can't borrow your own points to make reservations so you can go where you want, when you want without giving them the maintenance fees in advance. I could understand that if they were due at the time you received the points, but mine aren't even due until 4 1/2 months after that point. They're always out to get more money any way they can. Forget encore rewards - I tell my friends and family not to even consider joining Bluegreen. Just pay to rent a nice suite and don't be stuck paying $20,000 for the points and over $700 a year for the rest of your life. I don't even want to saddle my kids with this eventually, I wish I'd stuck the money into investments for them.

Even my kids have learned how to use Bluegreen and they love the vacations it provides.

I think it would be in your best interests if you learned how to use it properly.

My students would get a kick out of hearing that I have another job, lol. They more than take up my time.  What have you done to learn about how to use your Bluegreen ? Have you gone to the website and read all the FAQs?  Have you joined the groups online to learn about how to use it?

I wouldn't reply quite that way, but you're right. The people who complain about Bluegreen are the folks who haven't taken the time to educate themselve as to how to use it.

      I love my Bluegreen.

Scarlett, perhaps some people's lives are different than yours and Bluegreen doesn't work for them.  To label all of us who have had problems as "uneducated" is not very educated of you.

I love my Bluegreen as do hundreds of people I interact with every day online who have taken the time to learn how to use it....I'm a teacher, and a smart one, for having bought Bluegreen !  If anyone who reads the nonsense I've seen posted wants to learn how to enjoy their Bluegreen email me at scarlettt1@hotmail.com

Owner, you can lead a horse to water, but you can't make them drink. Rather than learning how to utilize their Bluegreen, some folks prefer to spend their time complaining. It's simply human nature.. My family and my adult kids LOVE our Bluegreen, and so do my grandkids...

I'm in the airport right now on my way home from South Mountain, in New Hampshire...
