Do not...I repeat...do NOT buy a Bluegreen timeshare under any conditions. No matter how sweet it may sound, it is a rip-off. My wife and I bought one, and we are in a continual state of regret about it. It is virtually impossible to sell (the same amount of points we bought for $10,000 are selling for about $3,000 online), plus we have yearly fees of about $700 that must be paid for us to even be able to keep using it.

Here are some of the things you may not hear while you're in a Bluegreen presentation... we didn't:

-each year you will have to pay both "maintenance fees" and "club dues," which for us amount to over $700. If you don't pay, you can't use any of your points at all until you do pay.

-many of the resorts they tell you about can only be booked in 7-day increments, which means you'll take that trip and no others for two years because you'll use up all your points on that single trip.

-we just found this one out... if you don't have the points, you can't book a trip... for example, we get 12,000 new points in July, so I called to book something in August. Well, I can't do that until I "have the points." Of course, by the time the points actually show up, all the places will be booked for the summer. We're all paid up on maintenance fees and club dues, so we will definitely get the points, but too bad... we have to wait. The person on the phone even sympathized with me and said he understood what I was saying, but too bad.

-they say they will help you rent your timeshare, but this is a joke. Your timeshare will never rent for anything near what you need to maintain the fees on it, much less pay it off.

-take a look at this web site to see what points are actually worth if you buy them on eBay: http://popular.ebay.com/ns/Real-Estate/Bluegreen.html If you really desperately want Bluegreen points, don't buy them from Bluegreen.

-they tell you that you can book things just a day or two in advance, but this is almost never possible in real life. Things are booked up months in advance.

Owning a Bluegreen timeshare is like a weight that you have to drag around with you for the rest of your life. There are many places that will rent timeshares if you like that kind of thing, and you can usually get them fairly cheap and without any obligation for the future. When I imagine paying $700 a year for the rest of my life, it feels amazingly scary. Don't do it. You're locking yourself into something that will never end when there is absolutely no need to do so.

They give you the free trip, then take advantage of how little you've researched timeshares when you're in the presentation. They tell you this price can only be offered this one time, and that you can't take another trip. It's all cheap sales techniques, and they wouldn't be necessary if it were something people really benefited from.

We even looked on the internet during our sales presentation... if only I had come across a letter like this, we probably wouldn't have bought, and we'd be much better off. At least take a few days to think about it. If they can't give you that long to think, they're tricking you anyway.

Buying a Bluegreen timeshare is a terrible decision. They, like many salespeople, will tell you whatever you want to hear to get you to buy, knowing that they will not personally be accountable for any misrepresentations of the truth later on.

One thing they promised us is that we could rent our timeshare. Now they've done away with that aspect as well, so you either use it, keep paying about $700 in fees each year along with whatever you paid originally, or you just lose the points. Every letter we receive is something else they're taking away from us.

The most recent thing that happened was that we had tried to rent ours out for 10,000 points (most of our points) before they decided to stop letting people do that. So I called today, 10 days in advance, to check and make sure it was rented, since this is the cut-off for when I can cancel without losing points. So the guy on the phone told me that yes, it is rented. And I asked, "Well, what happens if the people cancel sometime in the next 10 days?" He said, "We don't have any control over that, sir." And I said, "I understand that, but I don't either. So what happens to my points if they cancel?" And he said, "Well, you lose those points."

So some renter I don't even know can decide to back out at the last minute, and I lose 10,000 points and don't get to travel or make any money from my timeshare for 2 years! That seems fair...

Everything Bluegreen does seems to be a way to get themselves more money and screw over their "valued customers."

And Bluegreen, if you're reading this, don't bother calling me trying to get me to revoke the complaint... we're trying to sell our timeshare as quickly as we can and hopefully never have any interaction with you for as long as we live.

We just got back from there williamsburg resort (across the street from the historic area) and loved it. we have been in bluegreen for only about a year and have used the reort in shanendoa, saint augustine and now williamsburg. they were all great, exspecially saint augustine. we have the next two vactions booked and none of them require a 7 nigh stay. bluegreen was the only way i got my wife to take vacations and now she and the kids love it.Is there cheaper ways??? yes, but blue green was the best fit for us now. It got my family taking vacations, so it was worth it to me. Besides, beautiful condos are alot better than hotel rooms. if we decide to sell later and loose some money, so be it but i dont plan on selling anytime soon. Like "owner" said this isnt were you would want to invest your money. I dont know how buying bluegreen over the internet works from some of these resell sites so i would be leary of them. If they are lagit, it looks like you can get a great deal over the internet, but i havent tried it that way, so do some research first. overall we are loving it. it isnt the cheapest thing in the world and the maintenance fees suck each year, but i would do it again having been in it a year so far.

What "owner" said about borrowing next year's points is absolutely false!  We are, regretfully, Bluegreen owners.  We only blame ourselves for signing on the dotted line but have wised up to what a horrible mistake we made.  Bluegreen keeps changing their policies that result in negative benefit to the owner (unless you're Gold or Silver).  We are in the process of selling our points and even though we have lost over $10,000, we will be glad to be out from under the MF and dues.  We have been to several of the resorts.  Some were so/so....some were quite nice.  The restrictions, however, are too numerous for our liking.  It's just easier to go WHERE you want, WHEN you want.  We feel you truly cannot do that easily with Bluegreen.

Could you please tell me how in the world to sell this.  Every time we try to use our points we can never get a place. We where duped into buying this in 2005 and the only reason we purchased it was because they said they where hooked up with places in PA that we could go camping.  When we got home I checked and all 3 said they where no longer with Bluegreen but Bluegreen told us they where and we signed that dotted line and have hated it ever since.  We even took the contract to our lawyer and he said there was nothing we could do.  If you have a good place that we could sell it please let us know.

You may need a new lawyer! If you signed the contract based on false information there is something you can do. It may be costly, but at times a letter from an attorney can make the point.
The time frame here is important- has it been more that three years? Generally Statute of Limitations on contracts is three years.

      Bluegreen owner,
Also dissatisfied with BG and MF! I could go on and on we sighed under false pretences about MF cause we get our points every two years and was suppose to pay our MF every two years, however if you read which I didnt I listen to sales rep, it says annual MF fee!!! They got us to. Does anyone have a solution to get out of this contract?

You may not like bluegreen but don't throw out falsehoods here, I have been a bluegreen member for about 7 years, I just bought more points as I have retired with more time on my hands, I have requested and got points early every year to book the next years trips, you may not like bluegreen but don't throw stuff out you know nothing about, one phone call and the points are in the bank early for next year.

I share your pain in getting into a timeshare that is not what you expected it to be. To some of the folks who have posted, although I am furious with the company that we bought in with I respect the fact that there are some good timeshares out there.  I am happy for those that have ones that they like and that is why we originally bought in.  In our case it has been nothing but a nightmare since.  So please respect those who are not happy with their purchase.
We are currently looking into going with Timeshare Relief to get out of our situation...don't even go there with trying to sell on our own or donating..been there and are still stuck and paying increased maintenance fees.
Good luck to those who love their timeshares and good luck to those who don't.

There is a company out there.  There not a listing company or a resale company. They show timeshare owners all their legal options and how to permanently and legally get out from under ur timeshare at the county and resort levels. Ozark liquidation 417-251-9025. Or visit their website www.ozarkliquidation.com.

you can borrow next years points if you pay next years maintenance fees.
I love bluegreen time share and it is the best thing that I have bought for my family.
The people who are not happy seem to be the ones who either did not buy enough points to do what they want, or do not have the flexibility to plan several months ahead.  Please go to yahoo's bluegreen group.  They are very knowledgable and can teach you to get the most out of what you own.  I called last Tuesday and reserved through Monday at mountain loft Tennessee.  How's that for last minute availability!  I've never been told no. But I usually reserve 11-12 months out.
Instead of being angry go to bluegreen user group on yahoo! Learn to love and use what you have.

law suit yet? replies to wwiggins
i can't plan 11-12 months ahead - husband has alzheimers so when I do get the chance to go on respite it's within weeks or days..... when I'm told I can't get a unit and then see it for the same days along with other motels for $184 a night.... that's not right and unfair to the owners.  And this was at Mountain Loft in TN also.   I need to sell this thing now because of the situation with my husband and can not.  And now it seems it will be harder than ever to get reservations because of yet one more new policy they have enacted that only makes it harder for the owners to use their points.  I AM angry because we were told we could get sell it (and for a profit) but now that we need to, we can't!   And learning to use it won't help in the future - it needs to be gone from my life.
