Do not...I repeat...do NOT buy a Bluegreen timeshare under any conditions. No matter how sweet it may sound, it is a rip-off. My wife and I bought one, and we are in a continual state of regret about it. It is virtually impossible to sell (the same amount of points we bought for $10,000 are selling for about $3,000 online), plus we have yearly fees of about $700 that must be paid for us to even be able to keep using it.

Here are some of the things you may not hear while you're in a Bluegreen presentation... we didn't:

-each year you will have to pay both "maintenance fees" and "club dues," which for us amount to over $700. If you don't pay, you can't use any of your points at all until you do pay.

-many of the resorts they tell you about can only be booked in 7-day increments, which means you'll take that trip and no others for two years because you'll use up all your points on that single trip.

-we just found this one out... if you don't have the points, you can't book a trip... for example, we get 12,000 new points in July, so I called to book something in August. Well, I can't do that until I "have the points." Of course, by the time the points actually show up, all the places will be booked for the summer. We're all paid up on maintenance fees and club dues, so we will definitely get the points, but too bad... we have to wait. The person on the phone even sympathized with me and said he understood what I was saying, but too bad.

-they say they will help you rent your timeshare, but this is a joke. Your timeshare will never rent for anything near what you need to maintain the fees on it, much less pay it off.

-take a look at this web site to see what points are actually worth if you buy them on eBay: http://popular.ebay.com/ns/Real-Estate/Bluegreen.html If you really desperately want Bluegreen points, don't buy them from Bluegreen.

-they tell you that you can book things just a day or two in advance, but this is almost never possible in real life. Things are booked up months in advance.

Owning a Bluegreen timeshare is like a weight that you have to drag around with you for the rest of your life. There are many places that will rent timeshares if you like that kind of thing, and you can usually get them fairly cheap and without any obligation for the future. When I imagine paying $700 a year for the rest of my life, it feels amazingly scary. Don't do it. You're locking yourself into something that will never end when there is absolutely no need to do so.

They give you the free trip, then take advantage of how little you've researched timeshares when you're in the presentation. They tell you this price can only be offered this one time, and that you can't take another trip. It's all cheap sales techniques, and they wouldn't be necessary if it were something people really benefited from.

We even looked on the internet during our sales presentation... if only I had come across a letter like this, we probably wouldn't have bought, and we'd be much better off. At least take a few days to think about it. If they can't give you that long to think, they're tricking you anyway.

Buying a Bluegreen timeshare is a terrible decision. They, like many salespeople, will tell you whatever you want to hear to get you to buy, knowing that they will not personally be accountable for any misrepresentations of the truth later on.

One thing they promised us is that we could rent our timeshare. Now they've done away with that aspect as well, so you either use it, keep paying about $700 in fees each year along with whatever you paid originally, or you just lose the points. Every letter we receive is something else they're taking away from us.

The most recent thing that happened was that we had tried to rent ours out for 10,000 points (most of our points) before they decided to stop letting people do that. So I called today, 10 days in advance, to check and make sure it was rented, since this is the cut-off for when I can cancel without losing points. So the guy on the phone told me that yes, it is rented. And I asked, "Well, what happens if the people cancel sometime in the next 10 days?" He said, "We don't have any control over that, sir." And I said, "I understand that, but I don't either. So what happens to my points if they cancel?" And he said, "Well, you lose those points."

So some renter I don't even know can decide to back out at the last minute, and I lose 10,000 points and don't get to travel or make any money from my timeshare for 2 years! That seems fair...

Everything Bluegreen does seems to be a way to get themselves more money and screw over their "valued customers."

And Bluegreen, if you're reading this, don't bother calling me trying to get me to revoke the complaint... we're trying to sell our timeshare as quickly as we can and hopefully never have any interaction with you for as long as we live.

We purchased a Bluegreen timeshare in 2004 and were told that if you were last minute planners this was for you.  We have never been able to use the time share at all.  Each time we call to make a reservation they are booked up.  We were offered a week in the winter at the beach.  We have been offered to drive 20 hrs. to a resort in the mountains.  I have called 6months in advance, 3 months, and 1month. As, I stated earlier never have we been able to use it.  My husband and I have great credit and after speaking to countless customer service rep. we decided to stop payment.  I hate to have to do this but money it to hard to come by to throw away.  We even tried to sell it cause we only owe a little over 4,ooo on it but no help there either. There sales people are trained well to get young couples into a mess.

Bluegreen and the rest of the timeshare industry are a bunch of crooks as far as I am concerned. I used to get a kick out of taking the freebies and spending my time "screwing with the sales people". I finally figured out that there are better ways to spend my vacation. Now if you are buying points on the secondary market, Bluegreen is not a bad deal. Maintenance fees of 800-1100 per year for a week in a 2 bedroom apartment for a week at a nice resort is way reasonable. Plus if you don't stay complete weeks you can make 4 vacations a year out of the deal. Don't get me wrong, I hate timesharing. It is a terrible financial decision, but if you don't believe the rest of the world, buy your points off of ebay and try for yourself. You will be stuck with the MF for the rest of your life, but at least you can skip the mortgage. To get an idea for how bad it is you can probably find a number of people here who paid $10,000 to $12,000 for their points and they may be willing to "give" them to you and prepay next years MF's if you will just take it off their hands. That should speak volumes.

Same ole same ole..Allready owned (paid for) Stormy Point Timeshare but attended a meeting with Bluegreen where the salesman convinced us we would like Big Cedar better. As a closing tactic he said he would sell Stormy Point for us for 39.99 and if it didn't sell as quickly as liked he promised we would get a refund back for all monies put into the new Big Cedar purchase. That was in August 2010. Now Bluegreen says the saleman doesn't work there anymore and they know nothing about the refund he promished. His words were "You have nothing to lose..I can sell Stormy Point in a couple of weeks but if not you'll get the $1500 put down on Big Cedar and any payments you put into it before you decide to cancel..nothing to lose". Now Bluegreen says we had 10 days to cancel and we knew it said that in the contract but believed the salesman as he was very convincing. We know now the saleman will tell you anything to get you to buy then you are snuck!

Bluegreen is not a ripoff. Like most companies they charge retail prices to make a profit. So you pay say $2.40 a point from them. You go online and find out you can get them for .24 a point. That is 10 times cheaper. Wow, you say, Bluegreen is ripping us off. No, you don't understand what is happening here. First, when you buy from Bluegreen you get many extra benefits which you can't get any other way. One of the best is RCI hotweeks. You can stay in top resorts for only 3,000 points a week. You have to be able to leave within 7 to 12 days notice. Now like any product, once it is sold, the owners can resell it for whatever they like. Bluegreen has been so popular that now many people are selling their poings cheap. Too much competition. The yearly fees are the same no matter where you buy your points. So if you think about it long term, like 30 years, it doesn't make much difference. Example: 10,000 points a year ...
$24,000 purchase price and $900 a year fees x 30 years = $27,000. So the total is %51,000. Divide that by 30 years = $1,700 per year. You could take 3 weeks of those RCI hotweeks as an example every year. That's 3 weeks of vacation in a top resort for $1,700 or only %567 a week. That's one third to one half what you would pay if you paid cash. And of course if you buy resale points you can reduce your costs even more. No matter how you look at it, it is a good to great deal, depending on how you use it.

Bluegreen has ruined our credit, lied , stolen and any other fraudulant adgetive you want to add. We foolishly bought in 2002 and have never been able to use it. For the first few years we kept up our fees and tried several times to arrange trips. We heard all kinds of reasons that we could not be accomodated. We told them a couple of years ago that we have held up our end of the contract but they have not and that we could not afford the fees for a product they would not allow us to ever use. We are still paying the mortgage on the property, and have never even been late on that. We feel that this is among the biggest mistakes we have ever made. We were lied to in the presentation and it continues today. Now after not paying our fees, we have a huge dent in our credit report that may never go away. If we could find a way to restore our credit and get out of this and just cut our loses, we would.

Does any one have experiance with the Strategis companies or Give My Timeshare Back? The offer for a fee to take over the deed to your property by tranfering title to their organization. The fee is based on the amount of the MF and taxes, about 3000.00 or more to go forward, anyone have experience with this company?

My son purchased the $995 sampler package for us as a gift in Vegas.  When we went to use it in Nov. what a nightmare.  First they told him HE had to use it and could not give it.  After 4 people up the ladder and reading the contract, they finally gave in.  Then everytime we went to book something, it was not available except in high red and we had to use it within the year.  We went to Aruba (finally) and were put in a room looking at construction at the back, room was tatered, worn, old, not nice, and when I complained they finally moved us to a renovated room still no view, off the back.  Complained again and was told Bluegreen only owned 20% of this resort.  Finally the picture was getting clear.  They purchased very little and told us they were putting billions into renovation which was a lie.  The resort was doing the renovation. It was just o.k. after being moved.  Pata pata bar was nice, nice music.  Beaches are owned by Aruba and they were bosting purchasing the beach, which again was a lie.  All lies, no service, would never purchase a timeshare here.  Did go to Vegas on the last 3 days and the Bluegreen36 was very nice.  No hastle, very courteous.  Aruba was not friendly at all.
