I did the same to them by stopping the yearly membership fee. Just got an email from them telllng me that they will send my account to their collection agency.

I just wondering if there anyone already did successfully getting out of this fruad memebship. All I found on the webs are the compliants, not a one sharing their successful story.  I also find a service on web call timeshare scam, supposed to help people to get of their timeshare contract. I've contacted them and now is wating for their response. Their email address is info@timesharescam.com.

I also try to donate this Royal_Holiday timeshare to Donateforcause.org and they don't accept it because Roayl_Holiday is on their do not accept list. They said Royal_Holiday is worthless because Donateforcuase cannot sell their memebership to anyone.

I too, am stuck with RHC membership.
So, those of you that have "just stopped paying annual fees", has it ruined your credit?

Has anyone replied whether their credit rating was ruined/affected when they stopped making payments?  Thanks

Same question - how has stopping payments affected credit?

As a matter of fact they stopped charging my account, I never stopped doing my payments to RHC. And after they did that I dont exist in their system. They stole 14.000,00 from me. I have one word for this kind of behaviour: stealing. They cant be an honest litigimate company if they do anything like this.

My only truth is that my contract is a total disaster - a total lie, but they just cant (somehow)return my money even when a contract is like that - void. I believe theres things involved in this which would be discovered if they did...

My only question left is: does RHC legally exist in anywhere? I dont think so.

10/3/2011 -  ROYAL HOLIDAY SCAM  . This is lengthy, but please read it to find out how we finally got some justice for the Royal Holiday scam. After months of frustration and determination, we came to a settlement with Royal Holiday.  In Jan. 2010, my husband and I vacationed in Cancun.  We were convinced that the new RentSure program would allow us to sell our credits back to RH and receive that cash in Jan. 2011.  So, we upgraded our Royal Holiday membership from 60,000 to 80,000 credits for $17,000. We paid 1/3 down and financed  the remained thru Concord Servicing over 3 years.  The RentSure program info was to be found on the RH website in a couple of months.  It did, but the program was far inferior to the program we were promised. We had a written contract for the upgraded membership, but no documentation of the RentSure guarantee. We should have known it was too good to be true, but those of you that have also been scammed understand how this happened to us.   Bottom line, this is what finally worked out for us.
    Starting in November 2010
    -  Started keeping a brief log of all communication you have with RH.
    - Sent dozens e-mails, letters and made phone calls to the salesman and sales manager.
    - We had 2 responses, but they continued to lie to us and refuse to give us documentation.
    -  We kept copies of all communication.
    July, 2011
    -  Informed RH that my credit card was no longer valid for the monthly loan payments.     to contact Concord Servicing.  The payments did stop immediately.
    - Called a  RH Customer Service rep. begging for help.  None.
    -  Called RH Customer Service VIP begging for help.  None.
    -  Called   Mexico Consumer Protection Agency, PROFECO. (www.profeco.gob.mx) They were not surprised to hear that I was scammed by RH.  Told me to send a cancellation notice to everyone I had attempted to communicate with.  If I didn’t hear back, to send them the letter and copies of all the documentation I had kept.
    -  E-mail (lengthy) Cancellation Notice to all of the above and a letter to RH Corp office in Florida.  I copied PROFECO, but had not mailed anything to them at this point.
    -  Within 2 days, I received a phone call from the Adrian Balmori, Personalized Service and VIP Members Supervisor.  He asked that I not bring PROFECO into this and to let them deal with me direct. After several weeks of unacceptable offers from them, and my occasional mentioning the fact that PROFECO would fight this for me, we finally agreed to a settlement.
    -  I was able to remain civil but emotional through all of this.

    September, 2011

    -  RH canceled our upgraded contract (now back to the 60,000)
    -  Rolled our 2011 credits (60,000) to 2012.  Now had 120,000 credits to use by EOY 2012.
    - RH cancelled the remaining loan of $6500.
    -  Gave us $8000 in RH credit to be used for annual fees & all- inclusive fees.
    -  ALL of this was thoroughly documented.
    -  Within a few days, we booked an IXTAPA vacation for Jan. 2012, using ALL of the $8000 of RH credits for the 2012 annual fee and all-inclusive for 3 weeks with our family.
    -  We have confirmation for reservation and fees that have been paid.
    -  After 3 weeks, a check for $3000 was deposited in our personal checking account via wire transfer.
    -  Concord Servicing continues to call us and send late payment notices.
Adrian Balmori swears that he will take care of this.

We spent months and months of frustration and anger.  My advice to you, is do not back off.  Contact PROFECO.

    Scammed Again
We had this same problem.  We upgraded in May 2011 and was promised the RentSure.  We didn't recieve any paperwork for this.  Before we left Cancun I got a letter saying we had it.  I called this week to rent my credits to pay for my maintenance fee and found out I have to pay $346 to enroll in RentSure to sell 15,000 credits for $500.  Not a good deal if you ask me!  I was so pissed.  Then I was told I have to pay the $346 in January, but I can't sell my credits until July, then it will be a month or two before I get the money.  This is a yearly fee you have to pay to RentSure!

    Scam
I purchased mine time share in 2004 for $30k, 60,000 points/yr for 30yrs.  Annual due started at 900 and now 1300.  Was told that they'll rent your credit if not use up to $150/night.  Thought I had nothing to loose b/c if I don't use it I get enough rental to cover annual due.  Of course when I tried to rent out my credits, I would have to pay about $500 to list and not guarantee.  Tried using it, just about every resort require all inclusive, which cost $80-$90/person per day.  I've been booking all inclusive vacation online and it's much cheaper that the studpid royal holiday timeshare.  Finally, stop paying my annual dues for 2011 and 2012.  Been getting calls and email and threat to send to collection agency from # in Mexico.  Since it's a business not in U.S., don't know if they have legal rights for collection.  So far have not seen anything yet and keeping my fingers crossed.  Bunch of scam artists.  They even told me that would buy it back in the future.

I was also scammed by RHC,my husband and 3 kids just got back from Sosua,Dominica Republic, Casa Marina Beach and Reef Resort. From the very first day we were hounded to go to the orientation so that they can tell us about other hotels on the island. I did not give in until the day before I was leaving. The 60 minutes went on for more than 3hours. We were shown all the hotels rooms anywhere in the world. We still did not agree, we asked to be alone, they would not leave us alone to discuss it. We finally gave in as we want to travel to Europe, and thought we could save money. We were hurried to initial and sign and told us to read it when we get back home. As soon as I read it and realised that there was a maintenance fee and all the scam from the internet, I called to cancel and was told I cannot cancel. I registered mail 4 letters to different address I could find. 2 to Dominica, 1 to head office in Miami, and one to Cayman islands as that address was on the contract. I have cancelled my credit card and have advised them I will not be making any more payments. I was told I would sent to collections. Can anyone let me know what I should do next.

I dont believe its a real business in Mexico. Its just a place where people get some service... only employees there and the office, but Royal Holiday club is not existing company there - the only Royal Holiday company exists in Switzerland I believe. Mexico is abused because of the lawsystem. People cant fight so easily RHC when its located to us in Mexico. But what is the final ruth about this holiday club? That would be interesting to be discovered, wouldnt it?

The seller is never Royal Holiday club in our contracts - several other companies mentioned instead and the lack of information what becomes to those sellers... like they were non existing companies... at least they are in many cases to us.

And instead fighting Mexico shouldnt we start to discover more truthful information. Our contracts are the key together with the operating rules and the accomodation book we got. Offices... addresses...

Trademark information etc. are the keys to understand what RH is all about. But what they give us instead - the lack of information... untruthful information etc...

the way I see it. It doesnt matter any more if RHC works in some point to someone, its still illegal I truly belive.

I hope this helps someone... but for me this start to be so obvious.
