I just want to inform everyone that Wells Fargo's Home Preservation department is useless and very deceiving. In the last few years I have faced numerous hardships due to medical conditions, unemployment, and salary cuts, in which I had used  all my savings and 401k, because "Wells Fargo's Home Preservation Program", failed to provide any help and I was denied any help every time. A common phrases I heard numerously were “we can’t do anything for you Sir”, “we’ll have one of our specialist call you back”, and “this call is an attempt to collect a debt”. This program will not work, but influence the buyer to continue paying their mortgage thinking help is on the way, “NOT TRUE”, while Wells Fargo is receiving money and continuing foreclosure on your house. If you noticed that every department from Wells Fargo, when they call the 1st thing out of their mouth is, “this call is an attempt to collect a debt”, which advice you to pay immediately. In the same day Wells Fargo inform me that my home had trigger the initial proceedings for foreclosure and notify you that you have 34 days for repayment (this was more like a threat than a notification) and later that day I was contact by this department and was told different, which recommended to continue payments and my loan will be reviewed by an underwriter within 30-60 days.  Wells Fargo is full of s***, they don’t care about you; because the loans are insured and they will get paid no matter what. Their goal is to squeeze your money while they’re following the state foreclosure guidelines. This is why the government is currently auditing the bank’s foreclosures in search of foul play. Im in my last proceeding and I trying to borrow money from family members to repay the passed due amount…..”Why you may ask?” This is my roof over my head and all my money has been invested in this home, I don’t want to lose it for just $8K. I recommend that if your facing this situation it’s better to make a decision early and decide to either stop paying mortgage and save your money (live free for 6 to 18 months free) or borrow money and make your account current only if you believe you can continue paying your mortgage for at least another 1-1.5yr. Don’t depend on Wells Fargo to provide any help or alleviated your situation. Avoid working with Kevin Finnen and Zanarda Johnson Home Preservation Specialist.

They don't want you to qualify and they ask for the same documents numerous times, change process, change forms, and change personnel in the process to start all over, and missing information, which was never requested.

            I have no concept of the English language?  Ok. What I do have the concept of loan modifications. If you clowns did some research you would see how they work and what to do. All are just deadbeats that want something for nothing because you feel entitled. Losers!

              B. they are all in the right! I worked for Wells Fargo, in the Executives dept. for which I over seen the HELO process. Its a scam
              and they are not working for you, they want you're money. Wells Fargo is now 10 points away from being the richest bank in the world, behind JP Morgan Chase. B>.                 Poor you for working for them ! Say you USED to work for them ? Better you than me ! I've been through what the other guy went through and I totally agree with what he said. Wells Fargo cares more about sponsoring woosey golf tournaments than they do their customers. Why are they a rich bank ? That should be easy to figure out. The Bible says the meek shall inherit the earth, not the rich and greedy like Wells Fargo. Yes, they SUCK. No, they are NOT all in the right. They screw up just like anyone else, only when they do it, it ends up costing the customer more money ! It's a money scam, nothing more, nothing less,only this scam is supposedly legal. I would NEVER deal with them again !!!

              I didn't borrow money from Wells Fargo. I have a pick a pay loan which pretty much entitles me for a loan mod.  Wells Fargo declined my request because I have to much equity.  They said I should sell my house and buy one I can afford.  Well is trying to steal my house that bought 17 years ago and made a 20% down payment.  Wells Fargonhasnno money invested, they are the ones who feel entitled you stupid B.  Wells Fargo thinks they can take my house for FREE.  A loan mod isn't free you pay it back.  It should be a win win but but Wells Fargo only helps if it isn't worth it to take your house.

                A person's ability to spell or write correctly is not used for or against them in any way when applying for a modification on their mortgage. We as clients of Wells Fargo assume that the Specialist we are assigned to have been trained sufficiently, & will approach each of their clients with empathy providing the information needed to help save a family home. I speak from experience,most families get into this type of financial burden due to a family crisis or hardship.  Are you really that vain & heartless that you can't see that? Do
                you honestly think we choose hardship over being able to make mortgage payments or are you one of  the specialists we  deal with. who act like their trained to snatch houses, So that being said "Who is the dumb ass?"

                I agree with everyone on the home preservation specialist being non helpful, if you are lucky you end up with one that has some knowlege then the next week they switch you to a new specialist that does't have a clue what they are doing. At that point they have lost your paperwork you faxed in and the new specialist ask you to refax everything all over again. I am actually current on my mortage but I am facing a financial hardship due to a seperated shoulder injury. I will be out of work for several weeks and possible longer if surgery is necessary. I just need temporary assistance until I get back to work and even then they still act like they could care less if they could help you or not.

                  Don't you know that the "Preservation Specialists" who have the highest number of foreclosures are the ones that get the highest bonus from Wells Fargo and same goes for Bank of America?  This is a fact, their job is to delay and delay the negotiations until you are finally foreclosed, this means more $$$ in their pockets.

                    actually to keep homes OUT of FORCLOSURE and APPROVED for a modification will more than likely result in a bonus if the entire team hits the projected goal of saved homes fully modified and brought current. maybe YOU too should be informed.

                    You are wrong. There are no bonuses. This is a VERY hard job and a lot of the times, there are some specialists that genuinely care and very much want the borrower to get help, but that isn't a decision that HPS can make. They follow directions and gather documents as instructed. There are some specialists that get very upset if there isn't a way to help the customer and they were denied. They used to be able to go to the underwriters and fight for that but they can't now. There are also state specific mortgage help programs that borrowers can try if Wells can't help. The goal is to get a decision in under 30 days. This job has a lot of movement because of how hard it can be, mentally and emotionally.

                  if you could make your payment no matter the issue, you wouldn't be talking to these people. Sometimes all we need is some help for a period of time. They will help you if you pay the current payment, and let you skip one,  then add one sixth to the next payment for 6 months...so mu for help.

              I am in the same boat with all of you.  I found this great website where you can file your complaint against your mortgage lender.  You will get the government to investigate the problem for you right away and the lender will have to respond immediately.  Here is the website:  https://help.consumerfinance.gov/
              Save the money that you have to pay the foreclosure defense attorneys by filing your complaint with the Consumer Finance Protection Bureau.  You will get better result.  Good luck to you all.

                Thanks so much for the info. I also have been treated similarly.  I was denied a new modification after a year of basically paying zero, & was told I could appeal being a first time home owner & trusting in my Specialist I did exactly what he told me, filled out the Appeals form, sent the documents he requested, but still Appeal denied because of a simple proof of residency document that I didn't send in because he didn't ask for it. His reply was "I'm sorry Mrs. Link we are not under any obligation to tell you the documents you need to send in with your Appeal that will get you approved. So stupid! So I guess I should have read his mind!  We are on our feet again & able to make our mortgage payment but are not able to come up with the $7000 in back mortgage you would think they would have some type of program for this situation. At present I have been told to fill out all paperwork again & fax in again. This is totally ridiculous I just wish I was more knowledgeable to be able to jump off this train to nowhere!

                  If this is a Fannie Mae or Freddy Mac owned loan, and Wells Fargo is just the loan servicer, is there any way you could refi it away to another servicer through a HARP II refi?

              This conversation is unproductive. All you have to do is file chapter 13 no questions required. Offer .32 cents on the dollar. You need the protection and you will not loose your property. Chapter 13 is not meant to be the monster they say it is. It is debt relief. I have already informed Wells Fargo this is the only option they have if they do not work with me on my home loan. Nothing changes in your life other than you can sleep at night and rest assure that when you come out of chapter 13, the credit card company's will blow your phone up! Who needs credit over food and lodging.
