I just want to inform everyone that Wells Fargo's Home Preservation department is useless and very deceiving. In the last few years I have faced numerous hardships due to medical conditions, unemployment, and salary cuts, in which I had used  all my savings and 401k, because "Wells Fargo's Home Preservation Program", failed to provide any help and I was denied any help every time. A common phrases I heard numerously were “we can’t do anything for you Sir”, “we’ll have one of our specialist call you back”, and “this call is an attempt to collect a debt”. This program will not work, but influence the buyer to continue paying their mortgage thinking help is on the way, “NOT TRUE”, while Wells Fargo is receiving money and continuing foreclosure on your house. If you noticed that every department from Wells Fargo, when they call the 1st thing out of their mouth is, “this call is an attempt to collect a debt”, which advice you to pay immediately. In the same day Wells Fargo inform me that my home had trigger the initial proceedings for foreclosure and notify you that you have 34 days for repayment (this was more like a threat than a notification) and later that day I was contact by this department and was told different, which recommended to continue payments and my loan will be reviewed by an underwriter within 30-60 days.  Wells Fargo is full of s***, they don’t care about you; because the loans are insured and they will get paid no matter what. Their goal is to squeeze your money while they’re following the state foreclosure guidelines. This is why the government is currently auditing the bank’s foreclosures in search of foul play. Im in my last proceeding and I trying to borrow money from family members to repay the passed due amount…..”Why you may ask?” This is my roof over my head and all my money has been invested in this home, I don’t want to lose it for just $8K. I recommend that if your facing this situation it’s better to make a decision early and decide to either stop paying mortgage and save your money (live free for 6 to 18 months free) or borrow money and make your account current only if you believe you can continue paying your mortgage for at least another 1-1.5yr. Don’t depend on Wells Fargo to provide any help or alleviated your situation. Avoid working with Kevin Finnen and Zanarda Johnson Home Preservation Specialist.

They don't want you to qualify and they ask for the same documents numerous times, change process, change forms, and change personnel in the process to start all over, and missing information, which was never requested.

    We have been dealing with WF now for a "Loan Modification". We are experiencing the same type of situations described in many of the aforementioned posts. WF seems to frequently lose things and always needs just "one more thing/document". There is a FedEx truck here 1-3 times each week dropping off overnight envelopes despite I have always used their online portal. Wells Fargo and FedEx must be owned by the same company, or one of the two owns the other. WF is so big the "right hand doesn't know what the left hand is doing"....Or- perhaps, WF knows ~~E X A C T L Y~~ what they are doing!

    I'm sorry to hear that you all have had such terrible experiences with WF, but my experience has been nothing but positive. Yes, I had to submit a whole lot of paperwork and some of it twice, but if it means saving my home I'll submit it twelve times if I have to. My home preservation specialist (Latoya Thompson) never answers her phone but I'm not her only client either and it took me some time to wrap my head around that, we're talking about my home here. But any time WF needed additional info Ms. Latoya reached out to me and did so on a consistent basis, she worked with me and still is. At one point she even had a supervisor call me so that I would understand the importance of an issue I was having. I am now going through my trial modification and in another month it will be permanent. From reading some of the posts, maybe education is your problem. Whether your right, or write or even if you think WF is a waist or waste of time,  You can't really expect help if you can't communicate effectively.

    It looks like from my research online- up to date, WF continues to follow these unnecessary and burdensome mediation practices, which end up costing borrowers thousands in late fees, interest, etc. Hence, if anyone is interested in a consumer class action- please contact me at WFcomplaints@mail.com for further info.

    I am in the same boat with all of you.  I found this great website where you can file your complaint against your mortgage lender.  You will get the government to investigate the problem for you right away and the lender will have to respond immediately.  Here is the website:  https://help.consumerfinance.gov/
    Save the money that you have to pay the foreclosure defense attorneys by filing your complaint with the Consumer Finance Protection Bureau.  You will get better result.  Good luck to you all.

    Their loan preservation specialists are a JOKE!! No fricking response and no help!!

    Two months later no one knows what the hell is going on, including me!

    loan mods been officially approved, all paper work is filed and my mortgage has dropped $310 a month, made my first payment last week on the new amount and was just informed my mortgage will drop another $30 a month. i also recieved an check for overpaid escrow funds. they went through my account and files and re-evaluated my escrow amount and found i have been paying or was paying too much so they cut me a check for the difference. im happy with the outcome- although i honestly cant wait to get away from WF.

    keep submitting your paperwork and keep the numbers you submit to them the same, they will send you the same info 3-4 times in a month and a half- resubmit it and keep in touch with your agent. theres a few out there worth dealing with.

    I thinks we will be better off trying to get a class action lawsuit going,  that bank is taking tax payers money, and is thumbing their nose at us, and the government. home preservation specialist   ------  please.

    My experience is pretty much the same as the rest of you.  My husband and I both are employed.  Our house is underwater.  Contact with WF started back in 2008 when my husband's employer, Chrysler, was struggling.  He was laid-off for about thirty days.  We have never caught up on bills and have lived check by check...Dealing with WF is a nightmare.  We are four months behind, but not active in foreclosure yet.  We were denied first round of mod because of a $36 discrepancy?  We sent in updated forms and are awaiting new decision.  I have a bad feeling about the process after reading all the comments on this feed.  We are scared to walk because we have no savings, credit stinks, and finding homes to rent is near impossible.  I hope someone starts a class action.  God Bless!

      I'm four months behind about to be five Jan 1st I haven't submitted my papers yet but o asked her can you go into foreclosure during the process and she says yes because some people don't get the paper work fast enough but if they have it you wont this was Monday I'm thinking maybe I will just use my taxes I was able to make double payments last month but no this on so I'm right back to 4 payment and clearly I'm scared ill pray for you and you pray for me Ms williams

    OMG I got my overpriced home 89000 ended up being almost double on 23,000 income which was from Providence lending and sold to Wells Fargo I just requested loan modification but I got a new job now maybe I should just stick to catching up on my own I'm four payments behind not it default should I just use my taxes and pay it off

    Spent 4 long hard months sending in over 450 documents for a loan modification. We have lots of rental property so the file was huge. Had to call every other day to insure the file was moving forward and being reviewed. Just got denial in the mail of our modification request....surprise surprise. Reason: we don't make enough money. They take off 25% of all rental income for repairs/vacancies. We paid this loan on time for 15 years. Income has decreased due to economy, that is why we worked so hard for a modification and if they had reduced our payment even for the short term of 2-300 dollars, we could start seeing a small return and/or have extra to make repairs. The landlords are the bag holders. All we are doing is working for the bank at the end of the day, no profit, management headache, loss in value etc etc. I am totally exhausted and disgusted. Banks will never change. They were too big to fail, we bailed them out. Where is MY bail out???? I thought that was the plan, the hope for self employed middle America to make it for our families and our Nation. It was fraud and greed by those in power that caused this collapse in the first place and all of us are paying a very high price for that crime for generations to come.

    I am dealing with all this now. 20 years in my home, you think they would do more to help!!  I do not like the games they play.
    Specialist was helpful at first, now I have another one I am dealing with, and I don't even want to be bothered. They wanted me to print out forms, fill them out, and return them.   I requested forms to be sent to me, and I am still waiting for them.  I guess it is all a waiting game. Time will tell!!  Good Luck to all!!

    Nobody wants to help. Had the house six years. Got a divorce. Couldn't afford it by myself. Contacted all the companies that the government said would help. Contacted Wells Fargo. Everyone said no help because I don't make enough. Isn't that why I'm asking for help? Got foreclosed on. Worked with Wells Fargo on cash for keys. Cleaned everything. Paid for the dump four times. Was told not enough. Call to reschedule. Tried, was then told they closed the file. Out the money, had I known, I wouldn't have payed. Two months later, calls and says they reconsidered, after an email was sent to them that wasn't very nice, and would get the cash in a week. A month now and nothing. I call three times a week and leave messages with to answering machines and nothing. Are they playing with me now?
