I just want to inform everyone that Wells Fargo's Home Preservation department is useless and very deceiving. In the last few years I have faced numerous hardships due to medical conditions, unemployment, and salary cuts, in which I had used  all my savings and 401k, because "Wells Fargo's Home Preservation Program", failed to provide any help and I was denied any help every time. A common phrases I heard numerously were “we can’t do anything for you Sir”, “we’ll have one of our specialist call you back”, and “this call is an attempt to collect a debt”. This program will not work, but influence the buyer to continue paying their mortgage thinking help is on the way, “NOT TRUE”, while Wells Fargo is receiving money and continuing foreclosure on your house. If you noticed that every department from Wells Fargo, when they call the 1st thing out of their mouth is, “this call is an attempt to collect a debt”, which advice you to pay immediately. In the same day Wells Fargo inform me that my home had trigger the initial proceedings for foreclosure and notify you that you have 34 days for repayment (this was more like a threat than a notification) and later that day I was contact by this department and was told different, which recommended to continue payments and my loan will be reviewed by an underwriter within 30-60 days.  Wells Fargo is full of s***, they don’t care about you; because the loans are insured and they will get paid no matter what. Their goal is to squeeze your money while they’re following the state foreclosure guidelines. This is why the government is currently auditing the bank’s foreclosures in search of foul play. Im in my last proceeding and I trying to borrow money from family members to repay the passed due amount…..”Why you may ask?” This is my roof over my head and all my money has been invested in this home, I don’t want to lose it for just $8K. I recommend that if your facing this situation it’s better to make a decision early and decide to either stop paying mortgage and save your money (live free for 6 to 18 months free) or borrow money and make your account current only if you believe you can continue paying your mortgage for at least another 1-1.5yr. Don’t depend on Wells Fargo to provide any help or alleviated your situation. Avoid working with Kevin Finnen and Zanarda Johnson Home Preservation Specialist.

They don't want you to qualify and they ask for the same documents numerous times, change process, change forms, and change personnel in the process to start all over, and missing information, which was never requested.

    The same thing happened to us - supposedly my Home Preservation agent left; I was given another who hung up on me because I answered her questions unlike the way she wanted me to (stop talking she said!.) I submitted paperwork on March 22, 2012, and there is still nothing being done for me. I have to call the Collections department to get through to that department, only to get voice mail for my "point of contact."

      everyone should come together and start a class action.  check out the respa laws too fax them what you want and they have to give you a reply within a certian time limit.

      I know what you mean. I have been dealing with my issue for quite some time. I leave messages for my preservationist and SHE NEVER RETURNS ANY IF MY CALLS

    I am having a similar experience.  They never processed my paperwork the first time, I resubmitted it after asking for a new "dedicated specialist."  It's been over a month and still no progress.  I was given the manager's name, but he hasn't returned calls either.  They have an "office of the President" that takes escalation calls and I am trying that next (even though I know it's not really the "office of the President."  Funny, it's on Central time, and the Pres's office is in CA.)

      Our preservation agent Adam Townsend kept leading us on reg assisting us.  And when we decided to short sale instead because they weren't able to help with our mortgage, neither he or any other person we spoke with told us reg time limits. But call this number, for the Office of the President, a live person will answer, Diana Carroll and she will take info down, and said she would process our complaint and that someone will call us.  That was today, July 30, 2012. We'll see what happens.

    I tried getting a mortgage with them. Everything was going fine, got the appraisal but when my loan hit underwriting, they said it has to go to manual underwrite and they can only do an 80% vs the 95% loan; cuz of a dispute on my credit report 6 years ago, which was paid and closed and my exwife's in the divorce. I did write a letter prior to going to underwriting stating this, but apparently they never got it. The processor said she never saw the letter so that means that my skeazy rep. never gave the paperwork. He wanted to do a piggback loan for the remainding 15%, but would be a variable - defeats the purpose. He wanted to do FHA, fine, but I called another lender who said WF was full of it. I got the appraisal from WF to hopefully transfer to the new lender, but WF contracted with the appraisal company stating WF onlu, so no transfer can be made. Now we're in limbo till everything goes through, hopefully soon. I hate Wells Fargo and will never go to them for anything. I should have went with my gut.

    One thing that i know is that you can never be qualify for modification with Wells Fargo. Having gotten all my paper works, the next thing they ask for was subordination agreement ( meaning incase i go into foreclosure, the second lender cannot do anything until they get settled first). I then asked the specialist if he can give such a letter and he should put himself in the position of the other guy in the other bank. He then laughed at me and said that was what the underwriter requested for before my loan can be modified. They'll always ask you for one stupid thing, instead of them telling you that they are not ready / don't want to modify you. That bank is full of BS.

      That's hilarious! Subordination agreements are needed when modifying mortgages in order to ensure the second lien remains in second position. Without having them, rewriting the original note won't ensure legally that your first mortgage will still be in first position ;). It's not silly! It's necessary. Also, it's not an underwriting document FYI, it's more so for closing which happens after the underwriters have already approved the file for a modification trial plan.

    You are all right. I have been working with them for 2 months now on my Moms loan . What a bunch of idiots. My Mom got 8 letters in one day from them. One was a FedX over night package requesting information be mail back the next day, only thing is when you get to the "what do we need from you" line it said " we do not need anything from you at this time" WTF. If I ran my business like that I would be bankrupt by now, but then again, I don't have the Federal Gov't bailing me out. I agree with others that they are only stalling and trying to get every penny they can before you finally give up and they can take the property. The Gov't should force them to use programs that they fund to help truly needy home owners. Don't know what can be done about them, but something sure should be. By-the-way, I saw some names to stays away from listed above and would like to add Danyle Myers to the useless list. I suspect she spends more time working on her nails then, any of her clients she is "helping stay in their home". I am sure the upper management must care more about the customers, but it is impossible to reach them.

      So what would you suggest.  I have lost my job They lowered my payments for 6months now they say I am 7,000 in the whole and my payment goes back up to the orginal price next month.   They want me to fill out more paperwork

        My parents had the same thing happen to them. They lowered the payments, failed to inform them that they were to repay it all in one lump sum payment. Since they no longer could afford the whole thing, the house was put into foreclosure. They have since been sending paperwork which never seems to get to them and nothing.  The house is currently for sheriffs sale, not because they havent tried but because Wells Fargo hasn't helped.

    Tried working with them for almost 2 yrs submitting the same documents over & over & over again at their request. Could never meet modification requirements for reasons we never understood and never formerly received any paperwork explaining their excuses for not helping us.
    But as soon as my husband got rehired we suddenly qualified for one type of modification with a $200.00 increase of our monthly mortgage payment even though our interest rate was lowered and our property taxes went down. Have filed a complaint with state of california dpt. of corporations.
    They got bailed out but do whatever they can to frustrate homeowners to the point they give up and tire of submitting paperwork etc. and just let their home go. We put our life savings down on our home and r sick and tired of the abuse and lack of compassion from wells fargo!

    I'm so frustrated with Wells Fargo. I contacted them  before I missed my 1st payment in Jan 2012 did everything I was supposed to do trying to be proactive. I worked with Cred Ability sent in all paperwork. The only time I heard fro my Wells Fargo Home presentation specialist was to tell us we needed to send our paper work in right away ( I had sent it to him 3 times and Cred Ability had also sent it in for us) March 7, 2012 our specialist called and told us He ( Courtney Crumble ) needed our paperwork NOW!! I told him he had it. He told me he didn't and that he was the only person who could make a dissension  on any help on our mortgage. He over nigh ted more modification paperwork. We returned it by Fax,FedEx overnight and cert. mail on March 13, 2012.On March 22,2012 we received a letter from him stating. We carefully  reviewed your file (he only had it 5 days and 2 of those days where Saturday/Sunday ) and reviewed several options you do not qualify because your loan modification require approval from the investor that ultimately owns your mortgage and the investor declined your request. On April 3, 2012 a fore closer sale date was posted on our house. 99 days after we missed our 1st payment I have called him several times as requested in letter and have never heard from him.I have called WFHM 60 times no response. I called Freddie Mac "Investor" yesterday and told they have not been contacted by Wells Fargo. The Freddie Mac rep told me to call my servicer  ( Wells Fargo) for help. We bailed out the banks the government gives them money to help home owners yet they help no one.

    You are all so right.  I am not surprised that I am not the only one dealing with similar issues.  We all need to file a class action law suit.  This is not right to take advantage of people who are really working hard to keep their homes from going into foreclosure.  I have experienced not being able to contact supervisors or my loan preservation specialist in regards to my modification documents.  This is my third time faxing them my documents.  I have a lawyer and something will be done about this soon.  I am praying about this everyday.  This has to stop right away! I am so frustrated with them.  I will never recommend anyone to do business with Wells Fargo/ASC.  They are not customer friendly and do not care about people's needs!

    I agree with everyone's statements.  I've been trying to work with WF since Sept of last year.  My family has faced severe financial difficulty due to medical bills.  Husband recently had double lung transplant.  I've sent documents to them numerous times (and they loose them)...I've had no less than 5 "Specialist" and NO ONE WILL HELP.  They called yesterday and said they couldn't do anything for us.  It's so sad!
