Royal Holiday sold us a time share on the agreement that they would purchase my existing time share. We made it perfectly clear to them that this entire deal was contingent upon the purchase of our time share and that we could not afford it otherwise. They made guarantees that our time share would be purchased within 180 days from the time we signed. We then took their advice and opened an account with RCI that would give us 6 months of no payments and no interest with the understanding that it needed to be paid in full before 6 months were up to avoid any interest. No problem we thought since we had a guarantee from them to buy our time share.
After we got home, we did not hear back from anyone for months so I called Royal Holiday numerous times only to be ignored time and time again. I then decided to call the company that was going to purchase our time share (Gene Cantrell from International Leisure Group)only to have him blow off my calls for weeks. Through persistence and numerous calls, I finally got a hold of Mr. Cantrell only to have him tell me that he was in trouble with the IRS and that he hoped to get it cleared up soon. I called a representative from Royal Holiday to let them know that this did not look like it would happen and that I wanted out of the deal. They said they would find someone else to purchase my time share and would get back to me within 24 hours. I heard nothing for weeks. I then started calling daily until Joe Harrison from Royal Holiday finally told me that Mr Cantrell and International Leisure group was back on track and would be purchasing my time share days before the 180 day deadline. When I called Mr. Cantrell to confirm, he told me that he was still trying to work it out and he was hopeful that he could make this happen. Both were lies. Neither company called back, and my 6 month deadline came and went with no returned calls. The problem was now that the loan was due and needed to be paid in full, along with interest for the past 6 months since we missed the deadline.
It is very obvious that both Royal Holiday and International Leisure group colluded to string me along so I would be forced to pay the extra charges and give me little chance of getting out of this contact.
I then started talking with Joe Harrison from Royal Holiday about terminating my contract due to the fact it was rendered void when they could not honor their guarantee to purchase my time share. Mr Harrison seemed sincere at first, but that quickly turned into the same run around that I had already grown used to. He promised calls from supervisors, promised to find a new buyer for my old time share, and then finally promised to come up with a new deal. Of course, all of this has taken 3 months and still nothing. Mr Harrison promised me a final resolve on Aug 1st only to tell me the person he needed to speak to was on vacation and he would need a few more days. After a few more days passed, he again promised to have an answer for me by Aug 8th, knowing I was leaving the country on the 10th. Today is the 22nd and still no call. I tried calling Mr Harrison today only to have the office number ring endlessly and his cell number is now disconnected.
This company is the most crooked company I have ever dealt with. If you ever go to Puerto Vallarta, stay away from the Los Tules resort where you will find the following people doing business under the name of Royal Holiday, Travel Experience, or Concord Servicing Corporation:

There are many more names to list but these were the ones that made the promises and then failed to deliver. Do your research and you will see that Royal Holiday is a not a company you can trust, nor are the properties they represent.

After three months of trying to get my contract cancelled with NO response from Royal Holiday, once I got Profeco involved I had a response from Royal Holiday within ONE HOUR. It now appears my contract will be cancelled and I can get a refund.
GET HELP. Don't give up. Stay focused and stand up for what's right.

and for those of you who were scammed in Mexico, send your complaint with full details to PROFECO - extranjeros@profeco.gob.mx These folks are the good guys, so be sure not to take your frustrations out on them, they are there to help you. Unfortunately, they are not able to assist me because my contract was signed in the Bahamas, so i have to work much harder then the majority.
Then, you also will want to sign yourself up with the Yahoo forum dedicated to assisting anyone with this particular problem. You can find them at http://groups.yahoo.com/group/Royal_Holiday_scam/ and introduce yourselves. We've been working on this for quite some time and you will find information from people that have been successful in getting their contracts canceled and at least part of their money back.
I've also listed some of my letters and information at the site of http://www.royal-holidaysucks.com/rhs/index.php If you decide to create a free account, you can read anything that i've done in the online journal section, but you have to have a username and password and login to read them. One letter sent to Concord may help you get them off your back if your getting letters from them or any other collections office.
Also, not a bad idea to file a complaint with the FTC and the BBB (use southern Florida and Caribbean for Bahama folks).
Another idea i've had was to google your local television stations and find their investigation links...send them the "whats up" on what you're going through and see if you can get one of them to bite on making a story out of it. Knowledge is king and if nothing else, prevention from others getting scammed is priority #2. Getting our money back is priority #1...nobody will hold that against us.

We called with a date and they said that week was full, but they had other properties. The only catch was that we could'nt use the free week we recieved when we bought Royal holday time share.
We called back within a couple of days with another date, but were told yes we could book. But we couldn’t use the bonus 15000 points, that we were stuck with a studio. We could only add the 15000 points to our 30000 points and it had to be this year because the certificate was only good for one year. We explained to that person we were told otherwise and he basically said take it or leave it. We asked to talk to Paloma, the first person we had contact with and were told she would call us back. We have since call three more times and still no return phone calls. This has been going on for over a month.
We asked for a user name and password for the web site. No answer yet, its been almost 3 weeks.
They are quick to take the your money but slow on providing the service. We really should have walked out of your sales pitch, and bought a week at Paradise Beach Villas like we wanted to. We would have saved about 20,000 dollars.
One of the next steps I am going to take is write to Paradise Beach villas, it is privatety owned. I will inform their board of directors that they have misleading con men on their property. Maybe they can put some presure on Royal Holiday.
I am afraid to stop my payments, by credit card, because of my Credit score.
Any other suggestions would be helpful.

We became member of Royal Holidays Vacation Club during our trip to Cancun in May 2005. We were very concerned about signing up for membership, and only agreed to purchase membership after we had several unique terms and provisions added to the contract, which were agreed upon by your company's management. Once these stipulations were added, signed up for Gold level paying US$15,000 for the membership. We have included copies of the contract addendums for your ready reference.
Since becoming member we have regularly paid our annual fees and other asked for dues, but have been totally disappointed with our experience. Numerous attempts to book a hotel were unsuccessful as we were told either the dates were not available or hotel/resort was fully booked. Every time we have contacted you to make hotel/resort reservation since becoming member, we were unable to get accommodation through your network. One of the conditions agreed upon was to provide us with other comparable hotel/resort in case of non-availability within the Royal Holidays network. Unfortunately we were never provided such accommodations, which made us spend money outside of the club on our vacations.
As such we have been unable to use any of our accumulated credits. We had called last year and told your representative to roll over all of the unused credits since from 2005 to 2008, but to our surprise we do not see them in our account. As per our contract terms, we should have all unused credits since our membership, and not just those from the previous year.
We would like to get all the unused credits placed back into our account. Upon seeing this reflected in our account, we will immediately pay the dues for this year (2008) and truly hope that starting this year we will be able to make reservations using Royal Holidays. We hope to see positive action from you. Please write back or call us to inform us. Thank you very much.

Just called and spoke to David at 1-800-961-1810 x 2620 and tried to resolve the issue but employee was rude, ignorant and arrogant. Tried to book resort in Miami and was as usual told its NOT AVAILABLE. You have to plan vacation like 6 months to a year in advance. When we signed up we were promised to be able to book as early as 2 - 30 days in advance. Also were assured to find alternate resort/hotel if they can not find one on dates preferred.
Today on the phone their representative David acknowledged as an alternate you could call Travelocity, Hotels.com or sleep on the road. Can you believe it? This company is total FRAUD. They misrepresent and lure new members into what I see as SCAM !!
