Royal Holiday sold us a time share on the agreement that they would purchase my existing time share. We made it perfectly clear to them that this entire deal was contingent upon the purchase of our time share and that we could not afford it otherwise. They made guarantees that our time share would be purchased within 180 days from the time we signed. We then took their advice and opened an account with RCI that would give us 6 months of no payments and no interest with the understanding that it needed to be paid in full before 6 months were up to avoid any interest. No problem we thought since we had a guarantee from them to buy our time share.
After we got home, we did not hear back from anyone for months so I called Royal Holiday numerous times only to be ignored time and time again. I then decided to call the company that was going to purchase our time share (Gene Cantrell from International Leisure Group)only to have him blow off my calls for weeks. Through persistence and numerous calls, I finally got a hold of Mr. Cantrell only to have him tell me that he was in trouble with the IRS and that he hoped to get it cleared up soon. I called a representative from Royal Holiday to let them know that this did not look like it would happen and that I wanted out of the deal. They said they would find someone else to purchase my time share and would get back to me within 24 hours. I heard nothing for weeks. I then started calling daily until Joe Harrison from Royal Holiday finally told me that Mr Cantrell and International Leisure group was back on track and would be purchasing my time share days before the 180 day deadline. When I called Mr. Cantrell to confirm, he told me that he was still trying to work it out and he was hopeful that he could make this happen. Both were lies. Neither company called back, and my 6 month deadline came and went with no returned calls. The problem was now that the loan was due and needed to be paid in full, along with interest for the past 6 months since we missed the deadline.
It is very obvious that both Royal Holiday and International Leisure group colluded to string me along so I would be forced to pay the extra charges and give me little chance of getting out of this contact.
I then started talking with Joe Harrison from Royal Holiday about terminating my contract due to the fact it was rendered void when they could not honor their guarantee to purchase my time share. Mr Harrison seemed sincere at first, but that quickly turned into the same run around that I had already grown used to. He promised calls from supervisors, promised to find a new buyer for my old time share, and then finally promised to come up with a new deal. Of course, all of this has taken 3 months and still nothing. Mr Harrison promised me a final resolve on Aug 1st only to tell me the person he needed to speak to was on vacation and he would need a few more days. After a few more days passed, he again promised to have an answer for me by Aug 8th, knowing I was leaving the country on the 10th. Today is the 22nd and still no call. I tried calling Mr Harrison today only to have the office number ring endlessly and his cell number is now disconnected.
This company is the most crooked company I have ever dealt with. If you ever go to Puerto Vallarta, stay away from the Los Tules resort where you will find the following people doing business under the name of Royal Holiday, Travel Experience, or Concord Servicing Corporation:

There are many more names to list but these were the ones that made the promises and then failed to deliver. Do your research and you will see that Royal Holiday is a not a company you can trust, nor are the properties they represent.

IT ALL STARTED IN SUMMER 2006 (ROYAL HOLIDAY PACKAGE PURCHASED PRIOR YEAR 2005) - WE FINALLY GOT THE OPPORTUNITY TO USE THE "VACATION PACKAGE". OF COURSE, WE HAD TO PAY EXTRA FOR THE "ALL INCLUSIVE" PRIVLEDGES - AGAIN, AT TIME OF PURCHASE WE WERE TOLD "MOST" OF THE RESORT WITH "ALL INCLUSIVE" WE WOULD RECEIVED DISCOUNTED RATE AT NO MORE THAN $20.00 US DOLLARS PER PERSON PER DAY FOR THE LIFE OF THE CONTRACT. WELL, 2006 WAS DIFFERENT, DUE TO THE HURRICAN THAT HIT CANCUN. TO OUR HORROR, WHEN WE GOT HOME TO REVIEW THE CONTRACT CAREFULLY, NOTHING IN THE CONTRACT STATED THE FACTS REGARDING THE "ALL INCLUSIVE" CLAUSE. OH YES, WE HAD TO PAY ADDITIONAL YEARLY MAINT FEE DUE TO THE RENOVATION OF RESORT DUE TO DAMAGES FROM HURRICAN. ANYONE IN THE SAME BOAT AS WE ARE??? WE DID NOT GO LAST YEAR 2007 - DUE TO THE HASSLE OF NO AVAILABILITY IN LOCATIONS WE WANTED TO GO AND HAVING TO PAY MORE OUT OF POCKET FOR "ALL-INCLUSIVE".
ANYONE AN ATTORNEY OUT THERE??...I KNOW THIS IS A LONG SHOT, BUT WITH ALL THESE SCAM CASES, CAN WE NOT FORM AN ALLIANCE AND FILE A CLASS ACTION LAWSUITE OR SOMETHING??? WE HAVE HAD NO SUCCESS AS FAR AS THEM LEASING/RENTING OUR VACATION PROPERTY, AS PROMISED AT TIME OF PURCHASE, SHOULD WE DECIDE NOT TO VACATION ANY PARTICULAR YEAR. LIKE EVERYONE ESLE...THE PROMISES NEVER CAME THROUGH, WE GET THE RUN AROUND AND WE'VE HAD NOTHING BUT MIGRAINES FROM THIS MESS. WE GET CALLS EVERYDAY FROM THE CONCORD SERVICING CORP...FOR THE YEARLY MAINT FEES. WE STOPPED PAYING THE MAINT FEES. BTW, OUR PURCHASE WAS FOR 25K CREDITS for $12K WITH THE OPTION TO USE CREDITS FROM END OF PERIOD (forget what that is called - we can use future credits towards current usage)

ON THE ROAD - TIPS
By Bus:
Book your tickets in advance.
Make sure that your seat numbers are honored as well as the date and time of departure.
If it is necessary to store your baggage in the hold of the bus you must request a receipt. It will serve as your proof in case of loss.
By Car:
For entry into Mexico you must present:
If you are the owner: the original and a copy of Proof of Ownership of the vehicle.
If it is rented: the rental contract and authorization by the rental company allowing the vehicle to be taken out of the country.
Upon obtaining the permit for temporary importation, you must stick the hologram sticker onto the front window, where it should remain for the length of your journey.
To reinforce motorway security, there are checkpoints where your vehicle, baggage and documents may be checked. We recommend having your documents at hand and in order.
Sometimes gas stations can be very far from one another. Avoid problems by filling up with the sufficient amount of gas for the distance you will travel.

Before signing any document be sure to read it through completely and clear up any doubts you may have.
By law you have the right to cancel the contract within five days of having signed, recovering all money paid, free of responsibility. Notify the office where you signed of your decision.
ACCOMMODATION SERVICES - TIPS
All providers of accommodation services are obliged to respect prices, guarantees, interests, charges, terms, periods, dates, reservations and other., conditions offered and agreed to with the consumer. All establishments which offer a money exchange service.must display the current exchange rate.
All accommodation establishments must have a civil responsibility insurance for the protection of the client. (This rule does not apply to camp-sites and caravan parks.)
UPON CONTRACTING A SERVICE - TIPS
Read all of the details specified in the contract and keep a copy with you at all times.
When buying any product ask for a receipt or invoice with the name, address and telephone number of the establishment where the purchase was made, as well as a description of the product bought.
With the exception of instances affecting the peace or security of the client or place, no establishment providing a service can discriminate on the grounds of race, gender, political or religious leaning, nationality or social standing. Nor can they select their clientele, reserve right of admission, exclude people with a disability or undertake any similar practice. (The above applies to hotels, restaurants, bars, cafeterias, entertainment and recreation facilities, travel agents, etc.)
The rates and prices should always be on display in Mexican Pesos. It is illegal to charge in foreign currency.
Ask about any additional services which may be available, as well as their cost. Always check the cancellation fee and conditions.
If your reservations are not honored or the prices or conditions vary to what is established in the contract, visit or call the nearest Profeco office.
