Royal Holiday sold us a time share on the agreement that they would purchase my existing time share. We made it perfectly clear to them that this entire deal was contingent upon the purchase of our time share and that we could not afford it otherwise. They made guarantees that our time share would be purchased within 180 days from the time we signed. We then took their advice and opened an account with RCI that would give us 6 months of no payments and no interest with the understanding that it needed to be paid in full before 6 months were up to avoid any interest. No problem we thought since we had a guarantee from them to buy our time share.
After we got home, we did not hear back from anyone for months so I called Royal Holiday numerous times only to be ignored time and time again. I then decided to call the company that was going to purchase our time share (Gene Cantrell from International Leisure Group)only to have him blow off my calls for weeks. Through persistence and numerous calls, I finally got a hold of Mr. Cantrell only to have him tell me that he was in trouble with the IRS and that he hoped to get it cleared up soon. I called a representative from Royal Holiday to let them know that this did not look like it would happen and that I wanted out of the deal. They said they would find someone else to purchase my time share and would get back to me within 24 hours. I heard nothing for weeks. I then started calling daily until Joe Harrison from Royal Holiday finally told me that Mr Cantrell and International Leisure group was back on track and would be purchasing my time share days before the 180 day deadline. When I called Mr. Cantrell to confirm, he told me that he was still trying to work it out and he was hopeful that he could make this happen. Both were lies. Neither company called back, and my 6 month deadline came and went with no returned calls. The problem was now that the loan was due and needed to be paid in full, along with interest for the past 6 months since we missed the deadline.
It is very obvious that both Royal Holiday and International Leisure group colluded to string me along so I would be forced to pay the extra charges and give me little chance of getting out of this contact.
I then started talking with Joe Harrison from Royal Holiday about terminating my contract due to the fact it was rendered void when they could not honor their guarantee to purchase my time share. Mr Harrison seemed sincere at first, but that quickly turned into the same run around that I had already grown used to. He promised calls from supervisors, promised to find a new buyer for my old time share, and then finally promised to come up with a new deal. Of course, all of this has taken 3 months and still nothing. Mr Harrison promised me a final resolve on Aug 1st only to tell me the person he needed to speak to was on vacation and he would need a few more days. After a few more days passed, he again promised to have an answer for me by Aug 8th, knowing I was leaving the country on the 10th. Today is the 22nd and still no call. I tried calling Mr Harrison today only to have the office number ring endlessly and his cell number is now disconnected.
This company is the most crooked company I have ever dealt with. If you ever go to Puerto Vallarta, stay away from the Los Tules resort where you will find the following people doing business under the name of Royal Holiday, Travel Experience, or Concord Servicing Corporation:

There are many more names to list but these were the ones that made the promises and then failed to deliver. Do your research and you will see that Royal Holiday is a not a company you can trust, nor are the properties they represent.

I have long and sad history around this fraud here in Mexico, I have been trying to get rid of them since September 2007, I purchased my membership on September 2006 but after a year (too late) I realized about the real purposes of the company is and this turned or became in a nightmare for myself and my family, today I been doing search and I realized that we are a huge number of people victimized, and we want to recover or invested money either by selling or canceling.

They already know about the 20/20 expose and will learn of a lot more complaints via sending them complaints from every website relating to the fraud that this company has committed against consumers....Wish me luck, try them, possibly with enough complaints sent to them, they will start being more on the consumers side, GOOD LUCK!!!!

La Profeco, a través del Departamento de Conciliación a Residentes en el Extranjero (C.A.R.E.) protege tus derechos aún cuando vivas fuera de la República Mexicana. De tal modo que independientemente de tu nacionalidad si adquiriste algún bien o contrataste un servicio de un proveedor establecido en México y estás insatisfecho con el producto o servicio te asesoramos, y de ser el caso, facilitamos procedimientos de conciliación entre las partes de forma gratuita.
Para iniciar un procedimiento conciliatorio, C.A.R.E. debe analizar la documentación presentada por el consumidor interesado en la que se demuestre los motivos de reclamación. Para lo cual, se necesita presentar lo siguiente:
1. Carta explicativa de queja que contenga los siguientes datos:
Tu nombre, domicilio, número telefónico y correo electrónico.
Nombre y domicilio del proveedor o prestador del servicio tal como aparece en el comprobante en el recibo expedido.
Descripción del motivo de tu reclamación, incluyendo el bien o servicio que reclamas, relatando clara y brevemente los hechos ocurridos, la fecha de compra o contratación, el precio total del bien o servicio y, si es el caso, el monto que reclamas.
2. Completa el formato de recepción de queja
3. Copia de tu identificación oficial y comprobante domiciliario.
4. Copia de recibos, facturas y contratos que amparen el bien adquirido o servicio contratado.
5. Copia de todos los documentos adicionales que puedan contribuir a la reclamación.

My wife and I feel, so stupid, abussed and MAD, with ROYAL HOLIDAY CLUB in CANCUN, they are a bunch of liars. I have done lots of research an here are some hints: MEXICAN LAWS: YOU CAN CANCEL ANY CONTRACT WITH IN A PERIOD OF 5 WORKING DAYS ( SATURDAY,SUNDAY AND HOLIDAYS DON'T COUNT). Royal salesman tells you this is a one day offer and that you have 3 days to calcel, IT'S NOT TRUE, they are not allowed to do this. How to cancel, call Royal Holiday(never get a hold of then, I know). personaly go to there Office (Oh! they are all in a meeting), OK the best one is to SEND BY CERFITIED MAIL, WRITE A CANCELATION LETTER AND PUT THE DATE, SAVE YOUR RECEIPT. And this is Legal and VALID. VERY IMPORTANT don't give your social security number (they say: we need it to check your credit, or is a requierd in Mexico, NO PEOPLE not true.
There is not really a law related to timeshares, only Quintana Roo has one codigo civil. articulo 2772 :LA EXTINCION DE CONTRATO PUEDE REALIZARSE POR CONFUSION, POR NULIDAD, RESCISION....
CANCEL A CONTRACT
ROYAL HOLIDAY coorporate offices are in Mexico city Sooo.. this law in Quintana Roo is not valid. But they do have to follow the general law of a Contract.
CIVIL CODE ARTICULO 44 Inciso final Intencion positiva de inferir injuria a la persona o propiedad a otro.
GENERAL CONCEPT:ANY FRAUDULENT SCHEME DESTINATED TO DECEIT A PERSON TO DETERMINE AND GIVE CONSENT TO HELD A LEGAL ACT.
The Secretary of Turism has a similar ARTICULO 38.
SO here we are so happy because we got a hell of a deal (NOT)

IF you want to file a lawsuit you have to do it with a Mexican Licenciado, but because Mexico is so corrupt, you will have to have someone recomend a lawyer less corrupt.

I almost forgot I have a friend lawyer in Mexico and some how he gave me the cell phone number of the Royal Holiday Caribbean director: here it is he will love to hear from you (NOT) see how he fells to be called by many different people at all times and harrassing you.
