Contacting Quicken loans was the worst mistake i have made. The "Mortgage specialist" who i dealt with was very unprofessional and very nasty. Because i decided to take my business elsewhere to get a better mortgage loan and look out for myself Quicken loans decided they where going to rush all the paper work without my approval and lock in a rate.

They constantly harassed my family by calling even after we told them we were taking our business else where. As a result of this Quicken loans decided they were going to keep my deposit which i think is unethical. People do not take your business to Quicken loans as you can see my experience and other negative complaints you see on this page are proof of bad customer service

    I went through the same process, but was able to get my deposit back. I found this post and followed with my credit card company. Many thanks to Bob!

    Is the deposit refundable?
    In most cases, this is a non-refundable good-faith deposit. However, it can be refundable if:
    •    Your loan application is denied (less any actual costs incurred)
    •    If your property securing the mortgage loan is located in California, Illinois, New York, North Dakota, Washington, West Virginia or the District of Columbia, we may only retain the actual costs of the appraisal and credit report (for Washington only the cost of the appraisal) and refund any excess deposit to you whether or not your loan was denied or withdrawn. For New Jersey - second mortgage loan applications do not require a deposit.

    This is an update to my original complaint filed earlier this month. I notified my Visa card that I had received no consideration and no accord of satisfaction for my $400 deposit with Quicken Loans. Now, those two quoted terms are legal jargon and hold lots of power.
    •    In other words, if you receive nothing (no consideration)for your money it is 100% illegal for anyone to keep your money. Secondly, if there is no meeting of the minds, (accord of satisfaction) then legally a contract cannot be enforceable.
    •    My Visa company rescinded the $400 transaction and credited it to my account along with any interest that had accrued over the weeks. So I was made whole. I strongly advise those who also had their credit card debited for a sum of money but were refused a loan to do likewise. Make sure you include the two terms in quotes above so they have a legal reason for rescinding the credit card debt.

    Recently I decided that it was time to begin the process to refinance my mortgage in order to take advantage of the low 30 year fixed interest rates. I went on the website http://www.lendingtree.com and filled out an application for refinancing. Lending Tree is a multi financial intermediary which presumably connects borrowers with several commercial banks and mortgage companies making them in effect compete for customers. I learned about Lending Tree from my local National Public Radio (NPR) affiliate, WFCR.

    Quicken Loan was one of the companies that contacted me promising to beat the competition interest rates and other terms of a 30 year mortgage. I provided all my financial information to Quicken Loan and the necessary information about the house which I wanted to refinance. Immediately I received a letter via email from the loan executive, Ms. Christine Wilkerson, congratulating and informing me that I was approved for the 30 year fixed rate mortgage I applied for. I was excited about the opportunity because my mortgage payments would have fallen by 300 dollars a month with a 30 year fixed interest rate of 4.25%

    But Quicken Loan "customer service REP" or "mortgage loan executive", Ms. Christine Wilkerson, mentioned to me it was procedural that the mortgage applicant deposit $500.00 or more to Quicken Loans via credit card and that the $500.00 would be reimbursed to the applicant upon closing.

    Quicken Loans sent a gentleman from a " Optimum Appraisal" who apparently is fraudulent contractor to Quicken Loans to the house to appraise the value of the house a couple of days later. After the appraiser’s visit several days passed and I never heard anything from Quicken Loans, so I grew a bit concerned. I called Ms. Christine Wilkerson and asked her why I have not heard anything from Quicken Loans. She mentioned she was about to call to inform me that my house was appraised at a value much less than the refinancing amount. Thus the management had no choice but to deny me the conventional mortgage. I protested that it was not possible because the house was appraised a few months at much higher value. I called Realiable Appraisal which did the appraisal and was told by the client service that the appraisal is the property of Quicken Loan and that I could not have access to a copy..

    I emailed Ms. Christine Wilkerson a couple days after that conversation and demanded my deposit back and she said via email to me that the deposit did not work that way. Ms. Christine Wilkerson mentioned over the phone that if I deposit another $1,887.54 she could get me another loans and of course upon "close" I would be reimbursed. That is when I realized that Quicken Loan was a big fraud stealing money from vulnerable and hard working Americans. I am filing a lawsuit against Quicken Loans and Ms. Wilkerson in addition to my complaints with the Federal Trade Commission and the Attorney General Office.

    It appears that I will not get reimbursed my 500 dollars. I have a suspicion that Quicken Loans is a company that is fraudulently colluding with some "appraisal companies" to steal people’s money. I am very upset about Quicken Loan’s deceitful behavior and would like their deceitful practices ended. They are literally a big SCAM stealing from hard working Americans. PLEASE DO NOT GIVE YOUR MONEY TO THIS SCAM; CALL YOUR ATTORNEY GENERAL AND THE FEDERAL TRADE COMMISSION. I AM WARNING YOU; QUICKEN LOAN IS A BIG FRAUD

    They got me on the Non-refundable dep. Eventhough on page 7 of the contract it reads: "If your application is denied or withdrawn for any reason: Lender will refund your deposit less the cost of your appraisal and/or credit report." That was on page 7 of the "Things we need from you" download. I am now going through my states attorney general. We need a class action against this company. I am thinking about going to my local news, that has an investigative reporter, even if I dont get my $$$ back maybe I can let everyone else know of the scam & cut into their business.

    This is great! I am calling my credit card company and show them this. I also filed on BBB, tell me where I can file too.

    This kind of business shall be punished and stopped.

    I also got scammed out of 500.00 from Quicken Loans. They require you to put up $500.00 before they would tell you anything. They put false information into the good faith estimate. Then when the home does not appraise for that much they cancel the loan and keep your money. Their web site has lots of reviews that are all good but there is no way to post your own review because they don't want the real story out.

    For all of you having trouble getting your Money back~~~ There is a chance. I know they told me the same thing "its non-refundable"!! After a few choice emails & the pointing out of :  on page 7 of the contract it reads: "If your application is denied or withdrawn for any reason: Lender will refund your deposit less the cost of your appraisal and/or credit report." That was on page 7 of the "Things we need from you" download. ~~~~ I got a $194 refund!! of the $500. (better than nothing!) Also to help you out, here is another tip: F.I.R.R.E.A. title 11 (gov mandaited)  This states that they must give you a copy of all doccuments obtained & collected for processing the loan. This means you can get a copy of everything!! Your appraisal, credit report & everything else!!! Just mention it, my loan originator didnt have a clue! That must have helped letting them know I was doing my homework! If you still cant get your partial refund, you can contact your States Attorney General & The state Banking Commission (morg div) ~~ Hope this helps in your process of getting your due refund! Dont give up KEEP fighting, eventhough you shouldnt have to!

    Over the years I have completed many mortgage and refinancing transactions and have just completed another one with Quicken Loans.  For the record, the entire transaction was smooth as silk.  Quicken provided me with a good faith estimate prior to making the required $500 deposit, explained every issue and option, including the interest rate locking options along the way and returned each and every call and email promptly.  They did not assume an appraisal value for my home other than the estimate I provided them with.  In line with the earlier comments by Robert W., it appears that a large part of the problem that many of the people who have posted complaints on this site is a failure to clearly understand the mortgage/refinance process, how your credit affects that process, how market conditions have affected the value of our homes and how the bond and mortgage backed securities markets affect interest rates on a daily basis.  My own appraisal came in slightly below the required 80% loan-to-value ration and it was necessary for me to bring in additional cash to complete the transaction.  This of course was not Quicken's fault. As far as the deposit issue is concerned, the deposit covers appraisal and credit history reports and once these are ordered and paid for, the applicant should not expect a refund of those costs.  Anyway, my advice to anyone who is contemplating such a transaction should at the very least, obtain their FICO score and get a rough estimate of the value of their home (zillow.com for free) before contacting any mortgage lender.  I would not hesitate to recommend Quicken Loans in the future.  DISCLAIMER:  I DO NOT WORK OR HAVE ANY RELATIONSHIP WITH QUICKEN LOANS OTHER THAN AS A SATISFIED CUSTOMER.

When it was time to close they called me to let me know that everything was ready BUT.. I need to pay an additional $20,000 to get the same rate from only 15 days prior since they did not lock it in. They misrepresented and tried to fraud me. They also promised $7,000 in lender fees and when it was time to close they changed it to $2100.

      They are a scam they will not help even though the advertise  they  advertise that they are the Best. Don't speak to Eric because if you a senior he will tell you are old and tell you to try a reverse mortgage. If your credit is low DON'T deal with them Most useless call and exchange and ran a Hard Inquiry after he assured me it was a soft and next day my Credit Report is showing a Hard Inquiry. SCAM do call them  Beware

    I just want to say that you can uphold your company all you want. I too dealt with a jerk at your company, Jason Dziak. He was the rudest person and very condesending I have ever dealt with. When someone asks me to recommend a finance company I steer them completely clear of your company. I am sure that you too know just how rude some of your fellow workers can be and are to potential customers. My children don't talk to me the way Jason did. He is very arrogant.
    Be realistic, you lie you lose, potential customers and potential customers that would refer you. Word of mouth is very strong. Especially in the times we are in now.

    I was also recently scammed by quicken loans...

    We recently began researching refinancing our current home loan and we stumbled upon quicken home loans. We spoke with a representative and went over some figures over the phone. Everything looked very promising so we gave the representative our credit card number after being assured that it would only be charged if we signed digital documents which authorizes them to move forward with the loan process and to cover the cost of an appraisel.

    In conjunction with quicken loans we were also working with a local lender who ended up being able to lock us into a better rate and was more convenient for us to work with. We immediately called and emailed the agent we had talked to at quicken and told her that we would not be moving forward with quicken loans. We never signed any documents nor did we get a home appraisel from them, however four days later (after telling them we didn't want to move forward our credit card was charged $750.00 for services NEVER rendered. We are obviously disputing the eroneous charge and filing a formal complaint with the BBB.

    There is no way that you dealt with the same company that wouldn't take no for an answer and charged me $750.00 for services I never received.

    I WAS CONTACTED BY A QUICKEN STICKEN LOANS OFFICER, WHO I WILL REFFER TO
    AS FAST CASH WILLEY.
    I EXPLAINED TO FAST CASH WILLEY I WAS SHOPPING AROUND FOR INTEREST RATES TO REFINANCE MY RESIDENCE.
    FAST CASH WILLEY TOLD ME HE NEEDED A $500.00 DEPOSIT ON MY CREDIT CARD TO GET THINGS STARTED, HOWEVER THIS DEPOSIT WOULD BE REFUNDED.
    FAST CASH WILLEY CALLED ME AND TOLD ME HE HAD A GOOD FAITH ESTIMATE AND ENSURED ME THERE WAS NO POINTS BUT WHEN I OPENED UP THE DOCUMENT I OBSERVED APROXIMATELY 2.0 LOAN ORIGINATION POINTS.
    I QUESTIONED MR. WILEY ABOUT THIS AND HE TOLD ME HE WAS ON VACATION AND THAT I COULD CALL "NATE" WHO WAS HANDLING THE LOAN.
    I CALLED NATE AND HE TOLD ME HE WOULD REVIEW OUR CONVERSATION AND GET BACK TO ME.
    NATE CALLED BACK AND TOLD ME THAT HE WOULD CHANGE IT AND WANTED ME TO GO ON LINE TO ELECTRONICALLY SIGN THE DOCUMENTS AS I FELT SOMETHING WAS NOT WRIGHT.
    I BEGAN LOOKING AT ALL THE COMPLAINTS FILED BY HUNDREDS OF PEOPLE IN THE SAME SITUATION.
    I DECIDED RIGHT THEN TO CALL MY CREDIT CARD COMPANY AND SEE IF THE CHARGE HAD BEEN APPLIED.
    I CALLED AT AND DISCOVERED THAT THE CHARGE HAD NOT BEEN APPLIED.
    I EXPLAINED THE SITUATION TO THE CREDIT CARD COMPANY AND SHE CANCELLED THE CARD FOR ME.
    THE NEXT DAY I RECEVIED A CALL FROM NATE SAYING MY CARD WAS DECLINED.
    I TOLD THEM I WOULD NOT BE DOING BUSINESS WITH THEM AND HE WANTED TO ARGUE SAYING I OWED THEM $500.00 AND WOULD BE BILLED.
    LUCKILY I HAD TAPED RECORDED THEM DURING THE ENTIRE PROCESS AND WILL BE FORWARDING A COPY OF THE TAPE TO THE BETTER BUSINESS BUREAU.
    I HAVE SINCE RESEARCHED GOOD FAITH ESTIMATES AND HAVE LEARNED YOU CAN OBTAIN AS MANY AS YOU NEED TO AT NO EXPENSE AND FURTHER MORE THIS IS NOT A BINDING AGREEMENT.
    ANY FURTHER ACTION OR HARRASMENT BY QUICKEN LOANS WILL RESULT IN A PUBLICATION OF THEIR NAMES AND HOME ADDRESSES FOR PUBLIC INSPECTION.

    Thanks for all your posts about these thieves!  I'm sorry you were scammed. Thanks for reporting it so others don't have the same fate.  I hope their greedy, morally bankrupt business practices keep them up at night and will soon put them out of business.
